Muggy Potomac summers, two eras of houses, and a condenser to check after storms.
Triangle’s closest long-term weather records come from the Marine Corps air station at Quantico, just under four miles south-southeast on the Potomac shore. Its July afternoons average 88 degrees, it counts about 1,500 cooling degree days a year, and on July 22, 2011, it measured a heat index of 118. On a sticky day like that, the system is pulling water out of the air along with the heat.
Gas heats about three Triangle owner homes in four, so the usual pairing is a gas furnace indoors wired to a cooling-only condenser in the yard. Roughly one in five heats with electricity, and those outdoor units are heat pumps that work every month of the year. Fix one in July and we switch it to heating before we leave, since a sticking reversing valve can hide until the first cold morning.
The houses come from two building booms. Carborough Heights was recorded with the County in 1946, Mockingbird Heights in 1950 and East Graham Park in 1959, years when few houses had central air, so their cooling was added later, with ducts threaded around rooms nobody planned them for. A back bedroom that won’t cool is often airflow before it’s refrigerant. Kerill Woods recorded in 2001, Lionsfield Valley and Moncure Woods in 2004, and there the builder’s condenser has now run about twenty summers.
Storms do the rest. NOAA’s records log the October 2011 tornado that tracked from the Stafford line into Triangle and across I-95, a 66 mph gust at the air station in the June 2012 derecho, and trees down near Route 1, Cabin Road and Locust Shade Drive in August 2022. Afterward, look at the outdoor unit before the cooling goes back on: branches on the grille, fins pressed flat, torn foam on the copper lines. If floodwater reached it, as it swamped a car at Route 1 and Fuller Road in June 2018, keep that breaker switched off and phone us. We’ll go over the wiring before it runs.
Triangle houses, by the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
Triangle
- Median home built2003 Census
- Built before 1980about 4 in 10 Census
- Built since 2000about 5 in 10 Census
- Most homes aresingle-family houses, about 6 in 10 Census
- Heated withgas, about 8 in 10 Census
- Rentedabout 4 in 10 Census
- Gas heat means a furnace inside and a separate air conditioner outside, sharing one blower, so a tired blower shows up in both seasons.
- A lot of original systems here are 15 to 25 years old; before 2010 most ran R-22, which is no longer made.

What a failing AC in Triangle usually does.
It quit after the lights blinked
A storm that knocks the power around can finish a weak run capacitor or pit a contactor, the two cheapest parts outside, at $240 to $370 and $290 to $425. Turn the thermostat off for five minutes and back on; if the outdoor unit still won’t start, that’s a visit.
It’s the original system
A house from the 2000s often still has its first air conditioner. Anything installed before 2010 usually runs R-22, which hasn’t been made since 2020, so a leak on one is a repair-or-replace question.
The air coming out is warm
Usually the outdoor unit has stopped running. A hum with no fan turning is almost always the run capacitor; silence while the thermostat calls is usually the contactor.
How to pick the best AC repair company in Triangle.
Questions worth asking anybody who comes out, us included.
Do they look over the whole outdoor unit after a storm?
A limb that dented the fan guard can also kink a refrigerant line or strain the electrical feed. Ask for the unit, the line set and the disconnect box to be checked, even when the repair turns out to be a capacitor.
Do they publish prices?
A company that prints what a capacitor or a contactor costs has already told you the number. One that won’t say until the tech is in your driveway hasn’t.
Do they measure before they sell refrigerant?
A healthy system drops the air somewhere around 16 to 22 degrees across the indoor coil. Low refrigerant means a leak, and topping it up every summer is the expensive way to find that out.
Will they tell you when it’s the end of the road?
Some repairs aren’t worth doing on a 20-year-old system. The good answer shows you the repair price and the replacement price side by side and lets you pick.

AC repair questions from Triangle.
Does replacing an AC condenser in Triangle need a permit?
Prince William County counts any change to a home’s heating and air conditioning as permit work, except a condensing unit or heat pump swapped for the same type on the same spot, which is an ordinary repair. Triangle addresses inside the Dumfries town limits go to the Town’s building department instead.
How much does AC repair cost in Triangle?
The diagnostic visit is $99. The common repairs: a run capacitor $240 to $370, a contactor $290 to $425, a condensate drain cleared $175 to $420, refrigerant topped up $190 to $740. A refrigerant leak repair runs $1,850 to $2,700.
Should I repair it or replace it?
Fix the cheap parts on almost anything. Think twice about a big repair on a system over 15 years old, and about any leak on an R-22 system. The HVAC estimator prices a new system in about a minute, so you can put the two numbers side by side.
