What’s different in Triangle

Where Little Creek rises at Route 1, and where Triangle’s sewer lines stop.

The National Weather Service keeps a gauge on Little Creek where it passes under Route 1 in Triangle, and its notes say what high water does: at 7 feet, a building along Fuller Heights Road near Fuller Road starts taking water, and by 10.5 feet, minor flood stage, the Fuller Heights and Fuller Road intersection holds three feet. NOAA logged Route 1 flooded and closed near Locust Shade Park on July 6, 2017, and a car underwater at Route 1 and Fuller Road on June 2, 2018.

Rain backs up plenty of basement drains, rarely because of the street. Prince William Water says its main lines back up fewer than 10 times a year across almost 1,200 miles of sewer main, so water rising through your floor drain after a storm usually means trouble in your own line. Its test: ask the neighbors. If they’re backing up too, the trouble is likely the utility’s main, and its Emergency Dispatch takes it. If it’s only you, it’s us, and main sewer line cleaning runs $550 to $1,650.

Not every Triangle lot drains to that sewer. Prince William County’s septic map lists 146 parcels carrying Triangle addresses: 42 on Joplin Road, 18 on Johnson Road, 17 on Williams Road, and a handful on Forestburg and Liming Lanes. On those lots, the tank and the drainfield are a septic company’s work, not ours. The pipes, fixtures and water heater inside the house are.

Freezing is the winter risk. The Quantico air station, 3.8 miles away, averages close to 76 nights a year at 32 or lower, and late January 2026 sent wind chills to 10 below for days. Prince William Water’s list: drain the outside spigots before a freeze, leave a cold faucet dripping when the forecast hits the teens, and if a pipe freezes anyway, open the nearest cold faucet and thaw it with warm, wet towels, never a torch or a hair dryer. A split pipe is ours; leak detection runs $200 to $500.

A hose left on through a hard freeze can split a frost-proof spigot back inside the wall, and nothing shows until the first time you water the garden, when the water goes into the wall instead of the hose. Shut it off inside and call.

Prince William Water requires its own Lateral Repair or Replacement Permit, and its inspection, before anyone repairs or replaces a sewer lateral outside the house. Source.

Prince William Water says the pressure reducing valve is the homeowner’s to install and keep up, that the plumbing code recommends one where pressure runs 80 psi or more, and that pressure rises with the height difference between your house and the water tank serving it. Source.

    Prince William Water asks every household to find and mark its main shut-off: usually in the basement where the line comes in, or in a concrete box near the street. A plumber already at the house can show you and test that it closes. A valve that won’t turn is worth replacing before the night you need it.

  2. Is the plumber licensed in Virginia?

    Anyone can check on the state’s license lookup in about a minute. It’s the one question that takes the guesswork out of the rest.

  3. Will they put a camera in before they talk about digging?

    A sewer camera inspection is cheap next to any dig, and it shows whether the problem is a root, a sag or a break. A quote to dig without one is a guess.

  4. Do you get the price before the work?
