What’s different in Alexandria

Two Alexandrias, two kinds of dryer vent.

Inside the City, more than half the homes are in apartment and condo buildings, and the median City house went up in 1970. That splits Alexandria dryer vent cleaning into two jobs: the condo, where the dryer vent may run through the building, and the house, where it’s usually a short run out a back or side wall.

In the older City houses the hose behind the dryer is where most of the trouble is: foil or plastic accordion hose, crushed against the wall, that should be metal. It’s the first thing we look at and the cheapest thing to put right.

On the Fairfax County side it depends on the street. Kingstowne, mostly built in the 1990s, and Franconia, mostly late 1980s, are about half townhouses, and a townhouse dryer vent has a long way to go before it reaches the outside. Rose Hill and Mount Vernon are mostly single-family houses from the 1960s, closer to the City’s older houses than to Kingstowne. That side is Fairfax County Fire and Rescue territory, and their advice is to clean the lint out of the dryer vent pipe once a year.

In Old Town and Parker-Gray, a new hood or a moved dryer vent on a wall people can see from the street can need the Board of Architectural Review’s approval. Cleaning never does, because it all happens inside the line, but if a hood needs replacing we’ll say so before anything changes on the outside.

What it costs

What dryer vent cleaning costs in Alexandria.

The same prices as everywhere we work: $299 for dryer vent cleaning on its own, $199 when it’s added to an air duct cleaning, and included every year on the Family Care Plan at $199 a year.

  • Dryer vent cleaning, on its own$299
  • Dryer vent cleaning, added to an air duct cleaning$199
  • Family Care Plan, dryer vent cleaning every year included$199 a year

The price covers the whole dryer vent line, from the back of the dryer to the hood outside, with before and after photos and a dated invoice. Anything past the cleaning, like a new hose or a guard on the hood, you get the price first.

On the Family Care Plan, $199 a year covers the dryer vent cleaning every year, plus a heating inspection, an AC inspection and a whole-home plumbing inspection, and we tell you when each one is due.

When it’s due

When a dryer vent needs cleaning in Alexandria.

Your building may already handle it

Some Alexandria condo associations schedule dryer vent cleaning for the whole building. Ask yours first. If the dryer vent is yours to keep up, book it like any other visit.

It’s a condo

In a lot of condo buildings the dryer vent runs through the walls and belongs to the association. Check your documents first; if it’s yours to keep up, we clean it end to end.

The hose behind the dryer is old

Older houses often still have a foil or plastic accordion hose behind the dryer. It crushes, it sags where lint collects, and fire departments tell people to use metal instead.

Choosing who cleans it

How to pick a dryer vent cleaning company in Alexandria.

Questions to ask anybody who quotes you, us included.

  1. In Old Town or Parker-Gray, will they tell you when an outside change needs approval?

Cleaning is all inside the line, so the Board of Architectural Review doesn’t come into it. A new hood or a moved dryer vent on a street-facing wall can, and a company that works in Old Town should say so before they cut anything.

  2. Do they clean the whole line, end to end?

Brushing the first few feet from the laundry room isn’t a dryer vent cleaning. Ask whether they clean from the back of the dryer to the hood outside, and how they get the lint out of the house instead of pushing it further down.

  3. Do they show you the before and after?

Photos of the inside of your dryer vent line, before and after, are how you know the job was done. Ask for them, and for a dated invoice if your HOA wants proof.

Questions

Dryer vent cleaning questions from Alexandria.

Do you clean dryer vents in Alexandria condos?

Yes, when the dryer vent is the owner’s to keep up. In many buildings the run through the walls or to the roof belongs to the association, so check your condo documents or ask management first. Either way we’ll tell you what we see.

Do you work on both sides of the Alexandria city line?

Yes, the City and the Fairfax County side: Kingstowne, Franconia, Rose Hill, Mount Vernon. Same crew and same prices, and dryer vent cleaning needs no permit on either side.

How long does dryer vent cleaning take in a Kingstowne townhouse?

Under an hour for most. A Kingstowne townhouse dryer vent usually runs farther than one in a single-family house, so tell us where your hood comes out and how high it is when you book.

How much does dryer vent cleaning cost in Alexandria?

$299 booked on its own, $199 added to an air duct cleaning, and included every year on the Family Care Plan at $199 a year.
