Triangle’s Occoquan water changes hardness with the seasons, and a few houses sit past the mains.
Prince William Water lists Triangle among the places it fills with Occoquan Reservoir water, treated at Fairfax Water’s Griffith plant. That water doesn’t stay the same all year. Griffith’s 2025 reports put hardness at 137 mg/L in January, down to 51 in July and August, then past 100 again in October and 135 in November, so a tank collects some minerals every month and the most in the cold ones. What drops out lands on the bottom of the tank as the grit a flush rinses away.
Not every Triangle house drinks that water. Out Joplin Road toward Prince William Forest Park’s entrance, and along Johnson and Williams Roads, some houses sit well past Prince William Water’s lines, and a house that far out is likely on a private well. Well water carries whatever hardness your own test says, sometimes gentler than the Occoquan, sometimes far harsher. We flush the water heater either way; the well itself isn’t ours to work on.
The pressure reading that comes with every flush matters here because of the ground. Triangle sits where the flat Coastal Plain meets the Piedmont along Quantico Creek, and Prince William Water says pressure climbs with how far a house sits below the tank serving it. A house on low ground can see enough pressure to make the water heater’s relief valve drip, and that’s worth knowing before it does.
About a third of Triangle’s homes went up in the 2000s, so a lot of tanks here came with the house or replaced the one that did. Read the date on the label before booking. A 1950s house around Graham Park is likely several tanks in, and the drain valve on a newer one is often plastic, which is one more reason to let the tech open it.

Why people in Triangle book a flush.
Hot water runs short in January
January lows at Quantico’s weather station average about 28 degrees, and the water coming into the house is near its coldest of the year. The tank has to heat colder water with less room, because sediment is taking up the bottom. A flush gives that room back.
It pops or rumbles
That’s water boiling under a layer of sediment on the bottom of the tank. A flush clears it out.
Nobody knows when it was last done
Which is most houses. The drain valve at the bottom of the tank has usually never been opened.
How to pick who flushes your water heater in Triangle.
Questions worth asking anybody you call, us included.
Will they read the pressure and say what it means?
On a Triangle street that sits low, the gauge can run high. Ask the tech to write the number down and tell you whether the pressure reducing valve and expansion tank are doing their jobs.
Do they check the anode rod and test the relief valve?
The anode is the part that corrodes so the tank doesn’t, and the relief valve is the tank’s safety valve. A flush that skips both is just draining water.
On a tankless, do they pump descaler through it?
A real descale isolates the heater at its service valves and pumps solution through the heat exchanger, then rinses it and cleans the inlet screen.
What our customers say.
Jim was very professional, knowledgeable and polite plumber. He installed a water heater for us. After the installation he educated us on the maintenance and the new set up. I strongly recommend Jim/SwiftPro. Plus SwiftPro price was very reasonable/20% below other estimates.

Water heater flush questions from Triangle.
My Triangle house is on a well. Is the flush the same?
Yes, at the same price: $99 right now for a tank, with the plumbing check. How often it’s worth doing depends on your water test, not the Occoquan’s numbers. We don’t service the well or its pump.
Can you flush the water heater in base housing at Quantico?
No. Liberty Military Housing maintains family housing aboard Marine Corps Base Quantico, so that request goes to Liberty or the base housing office. Off base, anywhere with Triangle mail, we book it like any other flush.
How much does a water heater flush cost in Triangle?
$99 right now for a tank, normally $199, with a whole-home plumbing check. A tankless descale is $300 right now, regularly $350. Comfort+ membership, $199 a year, includes the flush every year.
