What’s different in Triangle

One Triangle address in eight takes a Town permit, and the low ground by Little Creek floods.

Triangle has no town hall, so a water heater permit here normally comes from Prince William County. The County asks for one on every gas or propane tank, even a straight swap; an electric tank traded for one of equal size, in the old one’s spot, needs none. By the County’s address map, about one home with Triangle mail in eight sits inside the Town of Dumfries, the Port O’Dumfries townhouses and the Townsquare Court apartments among them, and there the Town’s building department issues the permit.

In a 1950s house around Graham Park, a gas water heater usually stands near the furnace, sometimes sharing its chimney. In the subdivisions platted from 2001 to 2004 it’s more likely in a basement or a garage.

Little Creek crosses Route 1 in Triangle, and the National Weather Service gauge there notes that at 7.54 feet the corner of Fuller Heights Road and Fuller Road starts to flood, with three feet of water at minor flood stage. Storm records list a car under water at Route 1 and Fuller Road in June 2018, and Route 1 closed by flooding near Locust Shade Park in July 2017. A heater in a garage with no heat, or supply pipes running up an outside wall, is where a freeze shows first: a split fitting, a cracked valve, water on the floor after the thaw.

The pilot started going out after a new furnace

In a 1950s Graham Park house the water heater commonly vented up the same chimney as the old furnace.   4. Will they tell you when a repair will do?

    A thermocouple, an element or a valve is a repair, not a new heater. A good plumber says so, and saves the replacement talk for a leaking tank.
