What’s different in Bealeton

Bealeton basements sit in old lakebed soil that hangs on to the rain.

Nobody can tell you how many Bealeton houses have a sump pit, because the Census survey doesn’t ask about basements. It does count about two homes in three as single-family detached and one in twelve as a townhouse, nearly all built from 1980 on. Where one of those has a basement, the ground around it is why the pit earns its keep.

Fauquier County’s plan describes the Bealeton area as an old lakebed, with soils laid down when the land sat under a shallow lake. They drain so poorly they couldn’t take septic fields, and the County calls them very water retentive. Rain that soaks in beside a foundation leaves slowly, so the drain along the footing can keep feeding the pit well after a storm has passed.

Craig Run and Bowens Run cross the service district in wide 100-year floodplains, and about 230 of its 2,593 acres are FEMA floodplain by the County’s count. In ground like this, where the discharge line lets go matters as much as the pump: water dumped a few feet from the wall, into soil that won’t take it, can work its way back to the footing and into the pit.

Then came 2026’s dry spell. In June the Fauquier County Water and Sanitation Authority (FCWSA) was under a drought warning with mandatory outdoor limits, and much of Fauquier was eight to ten inches behind on rain for the year. A pump that sat idle all summer can stick when the wet weather returns, so run the five-gallon test further down before the first big autumn storm. When we replace one, we look at the pit and the discharge too, and anything they need is priced in writing first.

What it costs

What sump pump replacement costs in Bealeton.

The same price as our sump pump replacement page: one flat number for a new pump in a pit that’s still sound, with what costs extra named right beside it.

  • Sump pump replacement, installed in your existing pit$697
  • Sump pump and battery backup, installed together$3,200
  • A new or deeper pit, discharge line work outside, or a dedicated circuitPriced in writing before we start

$697 covers a new cast iron pump, a quiet check valve, new PVC up to your existing discharge line, a battery water alarm by the pit, the old pump hauled away and a bucket test before we leave.

A battery backup keeps pumping through a power outage, and the outage usually comes with the storm. With a new pump, the pair is $3,200 installed. The sump pump estimator helps you decide whether you need one.

When it’s time

When a sump pump in Bealeton needs replacing.

It’s still cycling two days after the rain

In ground this slow to drain, that can be normal: the footing drain is still emptying. A pump running with the pit nearly dry, or kicking on in short bursts every minute, isn’t. That’s usually a hung float or a leaking check valve, and it wears a pump out early.

It’s past seven years old

Zoeller, who make a lot of the pumps around here, puts a sump pump’s life at seven to ten years. Past seven, replace it on your schedule instead of the storm’s.

It starts, stops, then starts again

Water is running back into the pit through a check valve that no longer closes, so the pump moves the same water again and again until it wears out.

After a heavy rain

After a storm in Bealeton, check the sump pump.

Six checks you can make yourself once the rain lets up, none of them with your hands in the pit. Then call us and we’ll check it all.

  1. Does the pump kick on?

Watch the pit during the rain or right after. The pump should start as the water rises, empty the pit and shut off. A full pit, or a pump that hums and moves nothing, isn’t keeping up.

  2. Is there water where it shouldn’t be?

Walk the basement: the corners, the walls, the floor by the pit, under the water heater and the furnace. Photograph any wet spot before you mop, so we can see where it came in.

  3. Is the discharge line clear?

Outside, find where the pump’s pipe ends. It should be open, not crushed, buried or full of leaves, and aimed away from the house so the water doesn’t run back to the foundation.

  4. Does the check valve hold?

Listen when the pump shuts off. Water rushing back into the pit means the check valve isn’t closing, and the pump has to move that water again.

  5. Did the power go out?

The pump stops when the power does, often at the height of the storm. If the basement took water during an outage, that’s the job a battery backup does.

  6. Water near an outlet? Stay out.

If water is standing near the pit, an outlet or anything plugged in, don’t wade in to check. Call us, and only switch the power off at the panel from somewhere dry.

Not sure what you saw? Call us after a storm and we’ll check it all: the pump, the float, the check valve, the discharge line and where the water came in. If the pump can’t keep up, a new one is $697 installed in your existing pit; a new or deeper pit, a battery backup, discharge line work outside and a dedicated circuit are extra, priced in writing before we start.

Choosing who replaces it

How to pick the best plumber for a sump pump in Bealeton.

Questions to ask anybody who quotes you, us included.

  1. Will they trace where the pump empties?

In Bealeton it’s FCWSA’s rule, not a preference: sump water stays out of the sewer. Ask the plumber to follow the discharge from the pit to where it ends, and to tell you in writing if it ties into a house drain.

  2. Is the price for the whole job?

Ask what the number covers: the pump, the check valve, the pipe, hauling the old one off, a test before they leave. Then ask what costs extra, and get it in writing.

  3. What’s the new pump made of?

Cast iron, ideally. Plastic pumps cost less and are usually the ones that quit early. Ask before the old one comes out.

  4. Do they look at where the water goes?

A discharge line that’s cracked, buried or frozen shut every January leaves the new pump pushing against a closed pipe. Whoever replaces it should check the outside end too.

Questions

Sump pump questions from Bealeton.

Can a Bealeton sump pump empty into a floor drain or the laundry tub?

No. FCWSA’s standards bar sump pumps, footing and foundation drains and roof drains from connecting to any part of its sewer, directly or indirectly, and a floor drain or laundry tub leads straight there. The water goes outside, away from the house.

Does a Bealeton townhouse or apartment have its own sump pump?

A townhouse with a basement often has its own pit. In a building with ten or more units, about one Bealeton home in five, any pit usually serves the building, and the association or the landlord keeps it up. Most of the 270 or so mobile homes in 22712 sit on piers or a crawl space rather than a basement, so they have no pit.

How often does Craig Run flood?

Often enough to close Remington Road. NOAA’s storm events database logs Craig Run over the road in August 2018 and again in August 2020, and in September 2011 about 3.75 inches of rain closed Route 656 at the Route 17 overpass. Rain like that soaks into the old lakebed soil around a foundation, so the pit can keep filling for days after the sky clears.

How much does sump pump replacement cost in Bealeton?

$697 installed in your existing pit: a new cast iron pump, a quiet check valve, new PVC to your discharge line, a battery water alarm, the old pump hauled away and a bucket test. A new or deeper pit, discharge line work outside, a battery backup and a dedicated circuit are extra, priced in writing before we start. A new pump and a battery backup installed together are $3,200.

Can I check my sump pump myself?

Yes. Pour five gallons of water into the pit. The float should rise, the pump should start within a few seconds, and it should shut off clean once the water’s down. If you hear water rushing back into the pit after it stops, that’s the check valve.

A new pump before the next storm.
