What’s different in Delaplane

Delaplane cooling: a unit that rests all winter, then hail and falling limbs.

Propane from a tank on the property heats 228 of Delaplane’s 424 owner homes, by the Census count for ZIP 20144, and not one heats with utility gas. In those houses the box outside is a plain air conditioner, idle from the first cool week of fall until spring. Electricity heats another 127, usually through a heat pump that kept working all winter. So the spring visit here meets one of two machines: a straight AC waking up after months off, or a heat pump coming off a full cold-season shift. The write-up says which one you have.

The 1980s built more of Delaplane than any other decade: 165 owner homes, close to four in ten, against 35 from the 1990s. The cooling from that build is two or three units back by now, but the ductwork often isn’t, and in plenty of houses from those years a stretch of it crosses the attic or a crawlspace. A seam that’s let go up there spills cooled air where nobody lives. The visit starts at the filter and the air handler, and if the airflow points at the ducts, that goes in the findings.

Hail is a real hazard here. On June 2, 2019, NOAA’s storm database logged stones up to golf-ball size at Aspen Dale Winery, a little over two miles west-southwest of the village. Hail like that dents the cabinet and folds over the thin aluminum fins around the outdoor coil, and a coil with its fins laid flat can’t shed heat. The tech notes how much of the face is crushed; light damage can often be straightened, and heavy damage gets a written price.

Wind through the trees is the other one. NOAA put peak gusts near 80 to 90 mph over Delaplane and Marshall on June 22, 2022, with trees on the power lines along Cobbler Mountain Road toward Ashville, and it lists trees and wires down at Delaplane Grade Road and Carr Lane on July 25, 2025. Before the cooling goes back on after a storm like that, walk out to the unit: a limb across the top grille, a caved side panel, copper lines torn where they enter the house, the disconnect box pulled loose. If anything looks off, or it won’t start once the power’s back, call us after the storm and we’ll check the whole system.

What it costs

What an AC tune-up costs in Delaplane.

One price per system, $69, regularly $99. We go through it before a Northern Virginia July finds the weak part for you. Anything it turns up is priced in writing before any work, and if it can wait, we say so.

  • AC tune-up, one system$69, regularly $99
  • Furnace tune-up, one system$69, regularly $99
  • Heat pump, boiler or ductless mini split tune-up, one system$69, regularly $99
  • Comfort+ membership, a cooling maintenance visit every spring included$199 a year

A house with two systems books two tune-ups, one for each, and a heat pump or a ductless mini split is the same $69 a system. The heating side, a furnace or a boiler, gets its own tune-up in the fall at the same price.

With Comfort+ membership at $199 a year, the cooling maintenance visit comes every spring, along with a heating maintenance visit, a water heater flush with a sewer camera inspection and a dryer vent cleaning.

When to book it

When an AC tune-up is worth booking in Delaplane.

Water stood around the outdoor unit

The village sits on Goose Creek, where USGS keeps a stream gauge, and FEMA maps a flood zone within a few hundred yards of its center. On January 30, 2013, a flash flood put water over Winchester Road about a mile north-northwest of town. If storm water ever reaches the unit’s base or the wiring under its panel, leave the cooling off until it’s been checked.

Before the first hot week

A weak capacitor is a small fix on a mild day in April. Found by a July heat wave, it’s a house with no cooling.

Nobody remembers the last one

Or the sticker on the unit is from the last owners. That’s most houses, and it’s reason enough.

Choosing who tunes it up

How to pick the best AC tune-up company in Delaplane.

Questions to ask anybody who books you, us included.

  1. Will they write down storm and hail damage, not just rinse the coil?

Out here a coil can lose fins to hail and a line set its insulation to a falling branch. Ask whether the tech records the cabinet, the coil face and the copper lines, so you have it in writing whether you fix it or file a claim.

  2. What does the price cover, and is it per system?

Ask what gets cleaned and what gets checked, and whether a second system costs extra. A number with no list behind it is hard to hold anybody to.

  3. Do they write down what they found?

Ask for the findings in writing, with a price on anything that needs fixing and an honest word on what can wait. A tune-up you never see written down is one you take on faith.

  4. Do they find the leak before they sell refrigerant?

An air conditioner doesn’t use up refrigerant. Low means it’s leaking somewhere, and a company that tops it up every spring is selling you the same refrigerant twice.

Questions

AC tune-up questions from Delaplane.

How do I tell if the unit outside my Delaplane house is a heat pump?

Walk out on a mild winter afternoon with the heat on. If the outdoor unit is running, it’s a heat pump; if it sits silent while the house warms, it’s a plain air conditioner and the heat comes from a furnace, in this ZIP most likely propane. Either kind is one tune-up at $69.

Should I cover the air conditioner for the winter?

A plain air conditioner can take a cover over the top to keep leaves and ice off, but leave the sides open; a fully wrapped unit holds damp air in and gives mice shelter. Pull the cover before the first warm day. Never cover a heat pump in winter, since it’s heating the house.

How much is an AC tune-up in Delaplane?

$69 per system, regularly $99, the same for a central air conditioner, a heat pump or a ductless mini split. A house with two systems books two. If the tune-up turns up a repair, you get its price in writing before any work, and you decide.

How often should an AC get a tune-up?

Once a year, in the spring, before the first heat wave. The heating side gets its own visit in the fall. The filter needs attention more often, every one to three months, and it’s the cheapest thing on the list.
