What’s different in Delaplane

Ductless in Delaplane: Piedmont Station houses, farm tenant houses and rooms finished later.

Delaplane began as Piedmont Station, a stop on the Manassas Gap Railroad from 1852, and took its present name in 1874. The National Register survey of the Crooked Run Valley dates the village’s brick and frame houses from about 1852 into the early 1900s, built for stoves and fireplaces, and one of its old commercial buildings is a home now. Ducts in houses like that mean opening walls nobody wants opened. A head on an outside wall in each room that counts, with the lines run down the outside, leaves the plaster alone.

Out in the valley the survey describes farm dwellings of local fieldstone, and tenant houses from the late 1800s to the mid 1900s scattered across the big farms. A tenant house is often a few small rooms with no ductwork at all, and two or three heads on one outdoor unit can heat and cool the whole place: two zones run $11,000 to $15,000, three run $12,500 to $18,000. Through stone, every line needs a cored hole and a tight seal, so agree on where each one goes before the drill comes out.

Most of 20144 is newer than either: about half its homes date from the 1980s and 1990s and a quarter from 2000 on, nearly all detached, with ducts to every original room. There a mini split is for space finished later, like a walkout basement turned into a family room or a porch closed in. On the horse and cattle farms the survey describes, a barn office or tack room is the same job: one head, one outdoor unit, no ducts.

Mind the snow when placing the outdoor unit. The Plains 2 NNE, the closest snowfall station, averages about 20 inches a winter, 8 of them in January, and the 2016 blizzard left an estimated 24 to 36 inches on northern Fauquier. A wall bracket or a tall stand keeps the unit above a drift, and it belongs out from under the roof edge, where sliding snow and ice land.

What it costs

What a ductless mini split costs in Delaplane.

Installed, from the price book our HVAC price estimator runs on. A zone is one room with its own indoor head, and you get the price in writing before you decide.

  • Ductless mini split, one zone, installed$7,000 to $10,000
  • Ductless mini split, two zones, installed$11,000 to $15,000
  • Ductless mini split, three zones, installed$12,500 to $18,000
  • Ductless mini split, four zones, installed$16,000 to $21,000
  • Ductless mini split, five zones, installed$19,000 to $25,000
  • Ductless mini split, six zones, installed$23,000 to $30,000

Where you land in a range is mostly the distance from the outdoor unit to the room, the kind of head and the room left in the electrical panel.

The second zone costs the most because it often needs a bigger outdoor unit. Our mini split cost guide explains.

When it’s the right call

When a ductless mini split makes sense in Delaplane.

The woodstove heats one end of the house

About one Delaplane owner home in twenty heats mainly with wood or another fuel the Census groups with it, and a stove warms its own room far better than the bedrooms at the far end. A head or two at the cold end evens out the winter and cools the house in summer.

One room is always wrong

The bonus room, the sunroom, the bedroom over the garage. We check for a closed damper or a crushed duct first; sometimes that’s all it is.

New space with no ducts

An addition, a finished attic, a garage turned into a room. Stretching the ducts into it usually starves the rooms already on them.

Fauquier County counts swapping an electric appliance for a similar one in the same spot as an ordinary repair that needs no permit. Moving an appliance to a new spot takes one. Source.

Choosing who installs it

How to pick the best mini split installer in Delaplane.

Questions worth asking anybody who quotes you, us included.

  1. Where does the water from each head go?

Every head makes water when it cools, and it drains down the outside wall with the lines or to a small pump where gravity won’t do it. Ask where each drain ends, so it isn’t dripping by the door or freezing across a walk in January.

  2. Did they check the rest of the house first?

If the room’s trouble is a closed damper or a crushed duct, a mini split is an expensive fix for a cheap problem. Ask what they checked first.

  3. Is the whole job in the price?

Ask whether it covers the line set run, the new circuit and putting the walls back, or only the equipment.

Questions

Ductless mini split questions from Delaplane.

Will a mini split keep a stone farmhouse room warm in January?

A cold-climate model sized for the room will. Thick stone holds cold as stubbornly as it holds heat, so a room left unheated takes a while to come up; a head that runs steadily does better than one switched on only when someone walks in. Size it for January nights here, which average about 25 at Warrenton 3 SE.

How much does a ductless mini split cost in Delaplane?

Installed, one zone is $7,000 to $10,000, two zones $11,000 to $15,000 and three zones $12,500 to $18,000, up to $23,000 to $30,000 for six. The HVAC price estimator gives your number.

Does a mini split heat, or only cool?

Both. A ductless system is a heat pump, and cold-climate models keep heating well below freezing, which covers a Northern Virginia winter.
