Fairfax basements after a cloudburst: 1960s pits in the City, builder pumps out west.
Inside the City of Fairfax the typical owner’s house dates from 1966, and in Mantua and Long Branch from 1968. A basement that age may have a pit somebody added years after the house went up, sometimes a plastic liner in a hand-dug hole. When we replace a pump there, the first look is at the pit itself: whether it’s sound, deep enough for a cast iron pump to sit right, and where the water comes in.
Fairfax rain tends to arrive all at once. The Weather Service’s storm records show high water closing Route 50 at Route 123 inside the City on August 15, 2019, and Accotink Creek flooding Prosperity Avenue near Morningside Drive at least once every year from 2018 through 2025. On July 14, 2025, the creek’s gauge downstream at Woodburn Road rose seven feet in one hour. Rain that heavy soaks the ground around a basement fast, and the foundation drains hand all of it to the pit at once. That’s the hour a worn pump gives out.
On the county side the houses are younger: about 7 in 10 went up from 1980 on, and in Fair Lakes and Navy most of them in the late 1990s and 2000s. A 1990s basement with its original pit has very likely seen two or three pumps already, and the one in there now may be a plastic stopgap somebody grabbed off a store shelf the morning after a storm.
Kings Park West and Braddock are mostly single-family houses from the 1970s and 1980s, where the pump often sits in an unfinished corner of the basement that nobody visits until the carpet in the next room is wet. Does the pump kick on?
Watch the pit during the rain or right after. The pump should start as the water rises, empty the pit and shut off. A full pit, or a pump that hums and moves nothing, isn’t keeping up.
Is there water where it shouldn’t be?
Walk the basement: the corners, the walls, the floor by the pit, under the water heater and the furnace. Photograph any wet spot before you mop, so we can see where it came in.
Is the discharge line clear?
Outside, find where the pump’s pipe ends. It should be open, not crushed, buried or full of leaves, and aimed away from the house so the water doesn’t run back to the foundation.
Does the check valve hold?
Listen when the pump shuts off. Water rushing back into the pit means the check valve isn’t closing, and the pump has to move that water again.
Did the power go out?
The pump stops when the power does, often at the height of the storm. If the basement took water during an outage, that’s the job a battery backup does.
Water near an outlet? Stay out.
If water is standing near the pit, an outlet or anything plugged in, don’t wade in to check. Call us, and only switch the power off at the panel from somewhere dry.

Can I check my sump pump myself?
Yes. Pour five gallons of water into the pit. The float should rise, the pump should start within a few seconds, and it should shut off clean once the water’s down. If you hear water rushing back into the pit after it stops, that’s the check valve.
