What’s different in Herndon

A Herndon heat pump comes into spring having already worked all winter.

About six in ten owners inside the Town of Herndon heat with electricity, which in the town’s 1970s and 80s houses usually means a heat pump. So a spring tune-up here doesn’t wake a machine from months off. The outdoor unit spent the winter pulling heat out of cold air, icing over on damp mornings and melting itself clear, with leaves and grit blowing into its fins. The visit cleans the coil and the fan, clears the drain line and writes up what it found.

About a quarter of the town’s homes are townhouses. Out back, the outdoor unit often shares a small patio with the grill, sometimes a few feet from the dryer’s exhaust hood, which can blow lint into the fins with every load. Another quarter live in condo and apartment buildings, where the air handler usually stands in a hall closet over carpet or a neighbor’s ceiling.

On the county side one street can hold both kinds. Franklin Farm, mostly 1980s single-family houses, splits close to half and half between heat pumps and gas furnaces, Dranesville leans electric, and Floris leans gas, about six in ten owners. Behind a gas house the air conditioner has sat idle since October, so the tune-up is its first run of the year, and its indoor coil usually rides on top of the furnace.

McNair, along Sunrise Valley Drive, is the newer end of Herndon: most of it went up after 2000, six in ten homes are in condo and apartment buildings, and about three in four are rented. A builder’s condenser from the mid-2000s there is near twenty summers old, and the write-up says plainly what shape it’s in. Already blowing warm? That’s a repair, and our Herndon AC repair page prices the common ones.

What it costs

What an AC tune-up costs in Herndon.

One price per system, $69, regularly $99. We go through it before a Northern Virginia July finds the weak part for you. Anything it turns up is priced in writing before any work, and if it can wait, we say so.

  • AC tune-up, one system$69, regularly $99
  • Furnace tune-up, one system$69, regularly $99
  • Heat pump, boiler or ductless mini split tune-up, one system$69, regularly $99
  • Comfort+ membership, a cooling maintenance visit every spring included$199 a year

A house with two systems books two tune-ups, one for each, and a heat pump or a ductless mini split is the same $69 a system. The heating side, a furnace or a boiler, gets its own tune-up in the fall at the same price.

With Comfort+ membership at $199 a year, the cooling maintenance visit comes every spring, along with a heating maintenance visit, a water heater flush with a sewer camera inspection and a dryer vent cleaning.

When to book it

When an AC tune-up is worth booking in Herndon.

Water by the closet on the first muggy day

When a heat pump heats, its indoor coil makes no water, so the drain line sits dry all winter and the slime in it can harden into a plug. The first humid week of cooling, the water has nowhere to go. Switch the cooling off, mop up and book the tune-up: clearing that line is part of it.

A heat pump works both seasons

It cools all summer and heats all winter, so it piles up more hours in a year than an air conditioner that sits idle from October to May.

Before the first hot week

A weak capacitor is a small fix on a mild day in April. Found by a July heat wave, it’s a house with no cooling.

Choosing who tunes it up

How to pick the best AC tune-up company in Herndon.

Questions to ask anybody who books you, us included.

  1. Do they ask whether it’s a heat pump before they come?

From the yard a heat pump and a plain air conditioner look alike, but one ran all winter and the other sat. Ask whether they know which you have before they plan the visit.

  2. What does the price cover, and is it per system?

Ask what gets cleaned and what gets checked, and whether a second system costs extra. A number with no list behind it is hard to hold anybody to.

  3. Do they write down what they found?

Ask for the findings in writing, with a price on anything that needs fixing and an honest word on what can wait. A tune-up you never see written down is one you take on faith.

  4. Do they find the leak before they sell refrigerant?

An air conditioner doesn’t use up refrigerant. Low means it’s leaking somewhere, and a company that tops it up every spring is selling you the same refrigerant twice.

Questions

AC tune-up questions from Herndon.

Anything to do before the tech gets to my Herndon townhouse?

Pull the grill and the patio chairs back from the outdoor unit, clear a path to the air handler’s closet, and jot down the filter’s size if you know it.

I rent out a McNair condo. Who books the AC tune-up?

The lease usually says, and the condo documents say which equipment is your unit’s, usually the air handler and its drain line. If it’s yours, book it in spring before the tenant needs cooling and keep the written findings on file.

How much is an AC tune-up in Herndon?

$69 per system, regularly $99, the same for a central air conditioner, a heat pump or a ductless mini split. A house with two systems books two. If the tune-up turns up a repair, you get its price in writing before any work, and you decide.

How often should an AC get a tune-up?

Once a year, in the spring, before the first heat wave. The heating side gets its own visit in the fall. The filter needs attention more often, every one to three months, and it’s the cheapest thing on the list.
