What’s different in Lovettsville

Lovettsville runs its own sewer, but the line from your house is yours.

Lovettsville’s sewer belongs to the Town: the mains, a pump station and the plant out on Irish Corner Road. The line serving your house doesn’t. The Town Code puts the upkeep of private laterals on the owner of the house they serve, wherever they run. Miss Utility doesn’t mark a private lateral, so a camera with a locator on its head is often the only way to learn where yours runs, and how deep, before a shovel goes in.

The oldest pipe sits under the oldest streets. About one home in nine in town went up before 1940 and another one in ten in the 1950s, the kind of house you find in the old core along Church Street, Pennsylvania Avenue, Locust and Loudoun, streets the Town’s plan calls tree-lined. A drain that age is usually clay or cast iron in short lengths, and every seam is a place a root can work in. A 1950s line may even be Orangeburg, tarred paper fiber a cable can shred, so the camera goes first.

The Town knows what a crack costs. Its plan names wet-weather groundwater leaking into the collection system through cracks as a significant issue, and in 2009 it relined cracked sewer pipe of its own. A cracked lateral leaks the same way. If your drains only run slow in the days after a soaking, like the June 2021 storm that washed out Rodeffer Road at Milltown Road south of town, the camera shows whether a joint has opened, and where.

Six in ten homes in town were built since 2000, in Town Center, Keena, Loudoun West, Lakeview Village and Heritage Highlands. Their laterals went in under rules the Town adopted in November 2000: every connection watertight, tested and inspected before it’s tied in. A newer line started out right; twenty years on, the camera checks whether it stayed that way.

Lovettsville houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.

Lovettsville

  • Median home built2007 Census
  • Built before 1980about 3 in 10 Census
  • Built since 2000about 6 in 10 Census
  • Most homes aresingle-family houses, about 8 in 10 Census
  • Heated withelectricity, about 4 in 10 Census
  • Rentedabout 1 in 10 Census
  • Lines from before 1960 are often clay or cast iron, and roots get in at the joints.
  • Newer houses run PVC throughout, so a camera here is checking the grade and the joints, not the pipe wall.
What it costs

What a sewer camera inspection costs in Lovettsville.

Why we’re at the house decides which price you pay. On its own, the line often has to be cleared before the camera can see anything, and that’s what moves the number.

  • Sewer camera inspection, added to a visit$89
  • Sewer camera inspection on its own$500 to $1,700

A locator on the camera head marks the spot and its depth on the ground, so if something needs fixing you know where. If the line is fine, nobody talks about digging.

Comfort+ membership is $199 a year for four visits: a dryer vent cleaning, a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.

When it’s worth a look

When to put a camera down the line in Lovettsville.

You’re rebuilding on an old lot in town

The Town Code lets an old building sewer serve a new house only after the town manager examines and tests it. Before you plan around a 1930s lateral, a camera run shows whether it’s worth that test or whether a new line belongs in the budget.

Big trees in the front yard

Roots don’t break a sewer line. They find a crack or a loose joint that’s already there and grow into it, which is why a line under old trees is worth a look before it slows down.

A newer house nobody has looked under

Plastic pipe doesn’t rust, but the trench it was laid in can settle and leave a sag that holds water and paper. If the line has never had a camera in it, nobody knows.

Choosing who runs the camera

How to pick the best plumber for a sewer camera inspection in Lovettsville.

Questions to ask anybody who offers to put a camera down your line, us included.

  1. Will they show you what the camera finds?

Ask to see it and to keep a copy. “It’s roots” with nothing to show for it is a guess, and a guess is a bad reason to dig up a yard.

  2. Do they line and dig, or only one?

A company that only digs tends to see a dig, and one that only lines tends to see a liner. We do both, so the footage decides, not the truck.

From our Google reviews

What our customers say.

★★★★★
Nii is the best. He’s been to the house twice – once for a galvanized to PVC piping change-out, and another time for a badly clogged kitchen line that wouldn’t budge with my snake and a good bit of effort. Super nice guy, very skilled, fair, calm, etc. Exactly what you want in a plumber.

Questions

Sewer camera questions from Lovettsville.

My house is in 20180 but outside the town limits. Is a camera worth it?

Only if the house drains to Town sewer, and a sewer charge on your Town bill says so. About three of every four owner homes in 20180 sit outside the limits, most farm and estate lots there drain to their own septic system, and SwiftPro does no septic work.

Several houses on Frye Court backed up at once. Who do I call?

The Town. Frye Court, East Pennsylvania Avenue and Stone Jail Street drain through a pump station the Town runs on a small service district tax, so a whole street backing up together points there: (540) 822-5788, or (540) 999-4199 after hours. If it’s only your house, the clog is likely in your own lateral, and that’s where the camera goes.

How much does a sewer camera inspection cost in Lovettsville?

$89 added to a visit we’re already making, $500 to $1,700 booked on its own. The difference is clearing: a visit just for the camera often has to clear the line first.

Should I get a sewer camera inspection before I buy a house?

If the house is older or has big trees out front, yes. A standard home inspection usually doesn’t include one, and in most of Northern Virginia the line from the house toward the street is the owner’s to fix.
