Midland’s furnace and AC pairs: propane inside, a hot, stormy summer outside.
In Midland the furnace and air conditioner pair belongs to the propane houses. Of the 1,066 owner homes in 22728, the Census counts 354 heating with tank gas and 622 with electricity, which out here mostly means a heat pump; those houses swap an outdoor unit and an air handler instead, $8,499 to $21,650 installed. A propane house has three pieces: the furnace, a cooling coil seated on top of it, and the condenser in the yard.
Often all three share a birthday. Roughly three Midland homes in ten went up in the 1980s and 1990s and about one in four since 2000, mostly on lots well out from the village. An early 2000s house still running its builder’s pair is past twenty years on both, and the outdoor unit may well run on R-22, a refrigerant no longer made. Doing the pair at once means one permit, one matched coil and one trip into the furnace closet.
Summer is shorter than winter here but not gentle. The NOAA normals station at Warrenton 3 SE, about six miles away, averages a July high near 85 and about 21 days a year at 90 or above. On June 29, 2012, NCEI logged heat indices of 110 to 114 across the Southern Fauquier zone before the derecho hit and the airport measured a 60 mph gust. Size the furnace to what the house loses on a 17 degree morning, Fauquier’s design figure, and the air conditioner to what it gains in July.
The outdoor half lives with Midland’s wind. In August 2021 the airport’s station measured gusts to 74 mph and trees several feet across came up by the roots near Midland Road and Airport Road; about two weeks later a large tree fell onto wires along Rogues Road. A limb can crush a condenser’s cabinet or kink its copper line, so look before you switch the cooling on, and call us after the storm to check it all.

$8,898 to $23,000 installed for a furnace and air conditioner replaced together, 2 to 5 ton, from the same price book as our estimator. Where you land depends on the size of the house, the efficiency you pick, and what the ductwork and venting need.

Two years of labor come with every install. Monthly plans are on our financing page.
When replacing both makes sense in Midland.
A storm finished the condenser, and the furnace is its twin
Read both labels first. If the propane furnace went in the same year as the outdoor unit the storm wrecked, a new condenser alone still means a new coil on that furnace now, and the furnace itself a winter or two later.
Your heat may not be a furnace
Where a lot of homes heat with electricity, the indoor half is often an air handler, and the like-for-like swap is a heat pump system, $8,499 to $21,650 installed.
The outdoor unit runs on R-22
The label on its side names the refrigerant. R-22 hasn’t been made or imported in the US since 2020, so a leak gets expensive. Replace it on your schedule, not in July.

Fauquier County
Fauquier County counts swapping an electric appliance for a similar one in the same spot as an ordinary repair that needs no permit. Moving an appliance to a new spot takes one. Source.
Fauquier County wants a permit for any fuel-fired appliance, so a gas or propane furnace replacement is permit work even in the same spot. Trade permits need no plans, and usually no zoning approval. Source.
How to pick who replaces your furnace and AC in Midland.
Ask every company that quotes the job, us included.
Did they measure the ducts in an older Midland house?
About one Midland home in five predates 1960, and there the ducts went in long after the walls, often sized for heat alone. Ask whether the return and supply runs were measured before the cooling size was picked.
Do they size it to the house, or copy the old label?
The old size is a guess somebody made years ago. Ask whether they measure the house and check the ductwork first. Too big short cycles; too small runs all afternoon in August.
Is the whole job in the written price?
Furnace, outdoor unit, matching coil, refrigerant lines, thermostat, permit and hauling the old one away. If it isn’t on the paper, ask.
Already holding another company’s quote?
Our free second opinion looks at the system you were quoted on and tells you what it actually needs, with our price if you want it.

Furnace and AC replacement questions from Midland.
We’re on low ground near Marsh Run. Does that change the install?
It can. The County maps floodplain along Marsh Run on Midland’s southwest side, and in August 2022 Marsh Run left its banks and high water closed VA-610 in Midland. If water has ever stood where your condenser sits, the new one goes on a raised stand above that line.
How much does a new furnace and AC cost in Midland?
$8,898 to $23,000 installed for the pair, by size and efficiency. A furnace alone, keeping your AC, is $4,285 to $14,040. The HVAC replacement estimator gives your house its own number.
Do I have to replace both at the same time?
No. If the AC is young and only the furnace failed, replace the furnace. If they’re the same age, do both: a new outdoor unit needs a matched coil, and one built for the old refrigerant isn’t rated for the new one.
