Orlean runs its heat on propane or electricity through about 98 freezing nights a year.
Hardly anyone around Orlean heats with natural gas. In ZIP 20115, the Census area that takes in the village, roughly 64 percent of owner homes heat with electricity, nearly always a heat pump backed by electric strips, and roughly 20 percent burn propane. So the fall visit is two different jobs. A propane furnace gets its gas pressure read for propane, then the temperature rise, the safeties and the order it lights and shuts down. A heat pump is the same $69 a system, run through heating so the backup strips get a turn before January needs them.
NOAA’s 1991 to 2020 normals from its station outside Warrenton, about 12 miles east-southeast, average a January low of 25, with about 98 nights a year at or below freezing and about five at 10 or lower. Fauquier County’s building criteria set the winter design temperature, the cold a heating system is sized for, at 17 degrees. Below that a well-sized system can run nearly nonstop and a heat pump leans hard on its strips, which is when a weak igniter, a tired blower capacitor or a dead strip shows itself.
Last winter showed it. A storm on January 25 and 26, 2026 left about seven and a half inches of snow and sleet at the CoCoRaHS gauge a little over two miles north-northeast of the village, and six inches still lay on the ground through the Extreme Cold Warnings of January 30 and 31. On February 1 the Hume weather station, about four miles northwest, logged a wind chill of 8 below. Nobody wants to learn that week that the flame sensor is coated.
Wind is the other hazard. The March 2, 2018 nor’easter brought about 1,100 emergency calls in Fauquier County, mostly for trees and wires down. A propane furnace still needs electricity for its igniter, blower and controls, and a heat pump needs it for everything. When the power comes back, watch the first cycle: if it short-cycles, blows cool air or trips its breaker, shut it off and call us after the storm to check it all.

What a furnace tune-up costs in Orlean.
$69 for one furnace, regularly $99, anywhere we work. The tech checks the gas pressure, the temperature rise, the safeties and the sequence of operation, which is the order the furnace lights, heats and shuts down in. A repair it turns up gets a written price first, and you decide.
- Furnace tune-up, one system$69
- Furnace tune-up, regularly$99
- Heat pump, boiler or ductless mini split tune-up, one system$69
- Comfort+ membership, a heating maintenance visit every fall included$199 a year
It’s priced per system, so a house with a second furnace for the upstairs is two tune-ups. A heat pump, a boiler or a ductless mini split is the same $69 a system.
With Comfort+ membership, $199 a year or $20 a month covers four visits every year: a heating maintenance visit in the fall, a cooling maintenance visit in the spring, a dryer vent cleaning, and a water heater flush with a sewer camera inspection. We book each one when it’s due.
When a furnace tune-up earns its keep in Orlean.
The side-wall pipes are drifted over
A high-efficiency propane furnace usually breathes through two plastic pipes out a side wall. When snow buries them, its safeties won’t let it light. Clear them, and if it still won’t run, call us.
You heat with propane
Propane runs at a different gas pressure than natural gas, so the tune-up checks yours against propane’s numbers.
Before the first cold night
That’s the night every furnace in town gets asked to work at once. A tune-up in the fall finds a weak part while you still get to choose when it’s fixed.

How to pick who tunes up your furnace in Orlean.
Questions to ask anybody who quotes you, us included.
Do they say what the tune-up checks?
Ask before anyone comes out. Gas pressure and temperature rise are readings on a meter, so a real tune-up has numbers in it, not just a look at the filter.
Will they tell you what can wait?
Some tune-ups end in a list. Ask which items are failing now, which can wait a season, and what each one costs, before you agree to any of it.
What our customers say.
Showed up on time, worked quietly, recommended other maintenance procedures for my HVAC system. Good overall experience.

Furnace tune-up questions from Orlean.
When does the heating season really start around Orlean?
The Warrenton station’s median first freeze is around November 1 and its last around April 9, more than five months of leaning on the heat. Book in September or October, while a worn part can still be ordered and put in before the cold.
What should I check on the heat after a big snow?
Brush the snow off the top and sides of the heat pump so it can defrost, and keep the furnace’s side-wall pipes clear. The January 2016 blizzard left an estimated 24 to 36 inches across northern Fauquier, plenty to bury both. If the heat runs wrong afterward, call us after the storm and we’ll check it all.
How much is a furnace tune-up in Orlean?
$69 for one furnace, regularly $99, and the same for a heat pump, a boiler or a ductless mini split. If it turns up a repair, you get the price in writing before any work, and you decide.
Is this the Heating Check or the Clean Heat?
No. The furnace tune-up is its own visit at $69. The Heating Check and the Clean Heat deep clean, the one that takes the blower wheel out and cleans it, are separate offers with their own terms on our Clean Heat page.
