What’s different in Remington

Remington plumbing lives by a river gauge, a 24 inch frost line and pre-1960 pipe.

Remington’s plumbing starts at the river. The Weather Service keeps a gauge on the Rappahannock at Remington, and its flood table reads like a street map. At 12 feet, backwater on Tin Pot Run can start covering Tin Pot Run Road and Sumerduck Road; by 15 both are flooded. At 18 the water approaches homes south of town, at 20 a few of them flood, and at 25 parts of downtown near the railroad tracks start to go under.

On June 22, 2018, the river crested a little over 23 feet, with water in a couple of homes. It reached 17.84 feet on January 10, 2024, and 17.63 on May 14, 2025, the most recent flood. On November 12, 2020, flooding closed East Main Street between Tinpot Run Lane and Sumerduck Road. And Fauquier County’s plan says the old lakebed soils under Remington are very water retentive, so the ground stays soaked long after the rain stops.

That’s what a sump pump in a low Remington basement is up against: a pit that keeps refilling as long as the ground is full. Watch it in the next steady rain. If it runs and the water still climbs, or it clicks on and off every few seconds, it isn’t keeping up, and a pump that can’t keep up gets replaced; our sump pump replacement page has the price.

Winter is the other test. Fauquier County’s building criteria put the frost line 24 inches down, and the closest NOAA station counts about 98 freezing nights a year; on January 7, 2014, it read 3 degrees. Pipes split on mornings like that in crawlspaces, outside walls and porches, and about 590 homes in the ZIP were built before 1960. Old steel pipe doesn’t stretch when the water in it freezes. It splits, and the split often stays quiet until the thaw.

What it costs

What a plumber costs in Remington.

The same list as our plumbing page, every line a range because the house decides where it lands. You get the number before the work starts.

  • Drain cleaning, one fixture$200 to $800
  • Main sewer line cleaning$550 to $1,650
  • Sewer camera inspection, added to a visit$89
  • Leak detection$200 to $500
  • Toilet repair$250 to $900
  • Pressure reducing valve replacement$500 to $1,000
  • Water heater replacement$2,757 to $10,486

A sewer camera inspection is $89 added to a visit we’re already making. It’s the cheapest way to know what a drain is doing before anybody talks about digging.

With Comfort+ membership, any service is 15% off, and a water heater flush with a sewer camera inspection and a plumbing safety inspection comes every year.

What you’d notice

What a plumbing problem in Remington usually looks like.

Water in the basement days after the rain stopped

Shut every tap and read the water meter. If it still moves, it’s a pipe. If it holds steady and the wet patch tracks the weather, it’s groundwater, and the sump pump is the first thing to check.

Pressure that drops a little every year

Galvanized steel supply pipe rusts from the inside, so the pressure falls slowly until a shower upstairs is a trickle. The fix is new pipe, not a new faucet.

Grey plastic pipe near the water heater

Polybutylene, often stamped PB, went into houses from about 1978 to 1995. It tends to let go at the fittings with no warning, so it’s worth knowing whether you have it.

Water where it shouldn’t be

A damp patch on a ceiling, a warm spot on the floor, a meter that keeps ticking with every tap off. A slow leak inside a wall does most of its damage before it ever shows itself.

After a heavy rain

After a storm in Remington, check the basement drains.

Heavy rain finds the weak spots in a house’s plumbing. Four checks you can make yourself, then call us and we’ll look at the rest.

  1. Water coming up a floor drain?

Clear water with no smell is usually groundwater. Gray water, or a sewer smell, means the main line is backing up: stop running water in the house and call us.

  2. Drains slow or gurgling since the rain?

A main line with a cracked joint or roots in it can take in groundwater during a storm and slow down. A sewer camera inspection, $89 added to a visit, shows where.

  3. Is the sump pump running?

If the house has one, watch it once: it should start as the pit fills, empty it and shut off. Our sump pump replacement page has the rest of the checks.

  4. Did water reach the water heater?

If floodwater got to a gas water heater’s burner or controls, leave it off. Don’t relight it until a plumber has checked it.

Call us after a storm and we’ll check it all: the floor drains, the main line, the sump pump and the water heater. Any repair gets its price in writing before the work starts.

Your pipes, your paperwork

Who owns what under the street in Remington.

Town of Remington

Remington’s sewer is run by FCWSA, so a backup starts with a call to FCWSA. If its main is clear, a blockage in the service line or the building lateral is the owner’s to clear, and FCWSA doesn’t pay for the plumber. Source.

Fauquier County

On FCWSA water (Bealeton, Catlett, Marshall, New Baltimore, Vint Hill and its other systems), FCWSA says it can’t guarantee uniform pressure, and that over 80 psi the customer should install a pressure regulating valve at their own expense. Homes on private wells aren’t covered by this. Source.

Choosing a plumber

How to pick the best plumber in Remington.

Questions worth asking anybody who comes out, us included.

  1. Will they tell you when it’s groundwater, not a pipe?

After a flood, a wet basement isn’t always a leak, and nobody should sell you leak detection for water that came up through the floor. Ask how they’ll tell the difference first.

  2. Is the plumber licensed in Virginia?

Anyone can check on the state’s license lookup in about a minute. It’s the one question that takes the guesswork out of the rest.

  3. Will they put a camera in before they talk about digging?

A sewer camera inspection is cheap next to any dig, and it shows whether the problem is a root, a sag or a break. A quote to dig without one is a guess.

  4. Do you get the price before the work?

Every plumbing job on our list has a range. A plumber who won’t say where yours lands until the wall’s open is asking for a blank check.

Questions

Plumbing questions from Remington.

How do I know when the river is coming up in Remington?

The National Weather Service posts its Rappahannock at Remington gauge online, with its forecast and flood stages. If your street is in its table, check it when heavy rain is coming, and clear the basement floor while the forecast is still climbing.

Rented homes in 22734 are older than owned ones, a median year built of 1957 against 1989. Check for galvanized steel, any pipe in a crawlspace or an outside wall, and the hose bibs, and show the tenant the main shutoff. One visit can cover it all, with every repair priced first.

How much does a plumber cost in Remington?

It depends on the job, and every one has a published range: drain cleaning for one fixture $200 to $800, main sewer line cleaning $550 to $1,650, leak detection $200 to $500, a pressure reducing valve replacement $500 to $1,000, toilet repair $250 to $900.
