What’s different in Reston

One room, one head, and Reston Association watching the outside wall.

We essentially never see a boiler in Reston, so a mini split here is almost never about a house without ducts. It’s about the one room the ducts don’t serve well. In a 1970s cluster townhouse that’s often a lower level finished long after the house went up, or a top-floor bedroom that bakes in August. In North Point’s single-family houses from the 1980s and 90s it’s more often a sunroom, an addition or the room over the garage.

In a cluster or condo, the fix most people try first is off the table: RA’s guidelines for those homes say window units are generally not approved. A mini split is the permanent answer, a head inside, a compact outdoor unit and a refrigerant line between them. RA’s guidelines never name it, so its general rule applies: any exterior change needs approval unless a guideline or your cluster’s standards say otherwise.

The outside is what gets judged. RA’s single-family equipment guideline wants a wall-mounted unit that sticks out as little as it can, painted the wall’s color, with wiring kept to straight runs in the same color. Hickory Cluster asks more: Design Review Board minutes from October 2024 show it requiring a cover on any refrigerant line left exposed for more than four feet, and a cap on unit size. Before you apply, we mark where the outdoor unit and the line would go.

Lake Anne Village Center, Reston’s first, opened in 1965 and is one of Fairfax County’s Historic Overlay Districts. There the county’s Architectural Review Board reviews exterior alterations that need a building permit, even where an association has its own design committee. If your home is inside the district, ask the county’s ARB staff before an outdoor unit is ordered.
