What’s different in Reston

In Reston’s 1980s houses, the furnace and AC usually share a birthday.

Line up Reston’s owner homes by age and the middle lands on 1981. About three in ten of all its homes went up in the 1970s and more than one in five in the 1980s. A house from those years got its furnace and air conditioner the same week, and when the builder’s pair wore out, the two often went together. So in many 1980s houses the pair there now is a second set from the 2000s, in the 1970s clusters often a third, each running on one clock again.

That timing matters because of the refrigerant. New air conditioners and heat pumps built with R-22 were barred from 2010, so a set from before then most likely runs on it, and a leak at fifteen to twenty years old is where repairing stops making sense. Price the pair on a mild spring afternoon, not in a heat wave.

North Point shows it best. More than eight in ten 20194 homes date from the 1980s and 1990s, about a third single-family houses and a third townhouses, and about two in three of their owners heat with gas. In 20191, around Hunters Woods and South Lakes, about six in ten owners heat with electricity instead, so there the same decision is usually about a heat pump and its air handler.

The outdoor half is the part Reston Association watches. RA skips the application for a replacement when the new unit goes in the approved spot, measures four feet tall at most and carries a sound rating no worse than the old one’s. Some higher-efficiency outdoor units stand taller than the 1990s models they replace, so we check height and decibels against RA’s test before anything is ordered.

What it costs

What a new furnace and AC costs in Reston.

$8,898 to $23,000 installed for a furnace and air conditioner replaced together, 2 to 5 ton, from the same price book as our estimator. Where you land depends on the size of the house, the efficiency you pick, and what the ductwork and venting need.

  • Furnace and AC together, installed$8,898 to $23,000
  • Furnace alone, keeping your AC$4,285 to $14,040
  • Heat pump system instead$8,499 to $21,650

The HVAC replacement estimator gives your house its own number. Then we measure, and the price is in writing before anything is ordered.

When it’s time

When replacing both makes sense in Reston.

Both labels show the same install year

Read the date on the furnace’s rating plate, then the outdoor unit’s. If they match and the year is before 2010, the pair went in together and will likely finish together. If one is acting up first, the $99 diagnostic visit prices the repair beside the replacement.

Your heat may not be a furnace

Where a lot of homes heat with electricity, the indoor half is often an air handler, and the like-for-like swap is a heat pump system, $8,499 to $21,650 installed.

The AC died and the furnace is the same age

A new outdoor unit needs a matching coil, and on a gas system the coil sits on the furnace. If the furnace is as old, do both and open that closet once.

Fairfax County

Fairfax County lists replacing a heating or cooling system as mechanical permit work. Source.

Fairfax County requires a permit to replace any gas appliance, even like for like: a gas water heater, furnace or boiler. Replacing a fuel-burning appliance also needs a chimney vent certification. Source.

Fairfax County asks for an A2L refrigeration system certification with the permit for any heat pump or air conditioner that runs on the newer A2L refrigerants. Source.

Choosing who installs it

How to pick who replaces your furnace and AC in Reston.

Ask every company that quotes the job, us included.

  1. Did they plan how the old pair comes out?

Reston townhouses keep the furnace in a closet, the attic or the basement. Ask how the old furnace leaves and the new one gets in, and whether the quote covers the condensate drain and any attic platform.

  2. Do they size it to the house, or copy the old label?

The old size is a guess somebody made years ago. Ask whether they measure the house and check the ductwork first. Too big short cycles; too small runs all afternoon in August.

  3. Is the whole job in the written price?

Furnace, outdoor unit, matching coil, refrigerant lines, thermostat, permit and hauling the old one away. If it isn’t on the paper, ask.

  4. Already holding another company’s quote?

Our free second opinion looks at the system you were quoted on and tells you what it actually needs, with our price if you want it.

Questions

Furnace and AC replacement questions from Reston.

Will a new outdoor unit pass Reston Association’s rules?

Usually, if it goes back where the old one sat and meets RA’s height and sound test. Moving it at a single-family house needs an application unless the new spot is hidden at the rear or side, well back from the neighbors and the lot line; a cluster or condo may use another spot that meets its own standards.

We rent out our Reston townhouse. How does a replacement work?

About four in ten of Reston’s occupied homes are rented. Take the HVAC replacement estimator for your range, book the measuring visit and tell us who will let the tech in. The written price comes to you, and nothing is ordered until you approve it.

How much does a new furnace and AC cost in Reston?

$8,898 to $23,000 installed for the pair, by size and efficiency. A furnace alone, keeping your AC, is $4,285 to $14,040. The HVAC replacement estimator gives your house its own number.

Do I have to replace both at the same time?

No. If the AC is young and only the furnace failed, replace the furnace. If they’re the same age, do both: a new outdoor unit needs a matched coil, and one built for the old refrigerant isn’t rated for the new one.
