Heat in The Plains runs on electricity or a propane tank, sized for a 17 degree night.
A gas main is the exception in 20198: of the 589 owner homes the Census counts, 16 heat with natural gas. Electricity heats 349, usually a heat pump with electric strips in the air handler as backup, and propane heats 134 from a tank in the yard. Some houses pair the two, with a propane furnace behind a heat pump for the coldest nights. We work on all of it.
Fauquier County’s building code sizes heating for a 17 degree night, and NOAA’s 1991 to 2020 normals for its Warrenton 3 SE station, about 12 miles south, count about five nights a year at 10 or below and around 13 days that never climb past 32. A heat pump alone usually hands part of the load to its backup well above 17, so aux heat on a 20 degree night is normal. Aux heat all afternoon at 45 is not.
Late January 2026 brought Extreme Cold Warnings to northern Fauquier, and a weather station labeled The Plains, nearly five miles north of town, logged wind chills of 6 below on February 1 and 5 below on February 8. Weeks like that are when a cracking igniter finally lets go on a propane furnace, $240 to $410 to replace. In a stretch like that, watch the propane gauge too.
Storms take the heat out by taking the power. The March 2, 2018 nor’easter blew 55 knot winds across northern Fauquier and put trees and wires down all over the county, many on houses. A propane furnace needs house current as much as a heat pump does, for its igniter, inducer, blower and control board. When the power returns and the heat doesn’t, check the furnace’s service switch and the breaker. If both are on and it’s still dead, a surge may have taken the control board, $550 to $1,180 to replace.

- Electric heat here usually means a heat pump with electric strips as backup, and a heat pump stuck on those strips shows up on the electric bill.
- A few houses still burn heating oil. We don’t work on oil burners, but a switch to a heat pump or a gas or propane furnace is ours to price.

What a failing furnace in The Plains usually does.
Aux heat on during a mild afternoon
A heat pump that hands the house to its backup strips when it’s 45 out has a problem of its own: a coil caked in ice that won’t defrost, an outdoor fan that stopped, or low refrigerant. The strips keep the house warm, which is why it goes unnoticed. Book the $99 diagnostic visit before the next cold front.
The heat pump blows cool air
A few minutes of cool air in winter is a defrost cycle, and that’s normal. Cool air all the time, or emergency heat running all day, is a call.
It smells the first time it runs
Dust burning off the heat exchanger smells for the first few minutes of the season, then stops. A gas smell is different: leave the house and call your gas company from outside.

How to pick the best furnace repair company in The Plains.
Questions worth asking anybody who comes out, us included.
Will they test the defrost cycle, not just the heat?
Freezing rain coats a heat pump’s coil from the outside, the way the February 14 and 15, 2016 ice storm left 0.2 to 0.3 inch of ice across northern Fauquier. Ask whether the tech forces a defrost and watches it clear the coil. A heat pump that can’t shed ice ends up living on its backup.
Will they price the part before they fix it?
Flame sensors, igniters and control boards all have a going rate. A tech who can’t tell you the number before starting is asking you to find out afterwards.
Do they look at the venting, not just the flame?
Getting the burners lit is half a heating call. Ask whether they check the flue and test for carbon monoxide while the panel’s open.
Do they know when a repair isn’t worth it?
A big repair on a furnace past 15 or 20 years deserves a replacement price next to it. A good tech puts both numbers in front of you and lets you choose.

Heating repair questions from The Plains.
The propane furnace tries to start but never lights. What usually causes it?
With fuel in the tank, it’s usually one of two parts. Burners that light and drop out within seconds point to a coated flame sensor, cleaned for $95 to $180. No glow at all usually means a cracked igniter, $240 to $410 to replace. The diagnostic visit at $99 tells you which before anything is swapped.
How much does furnace repair cost in The Plains?
The diagnostic visit is $99. A flame sensor cleaned is $95 to $180; an igniter or flame sensor replaced, $240 to $410; a control board, $550 to $1,180; a blower motor, $670 to $2,400.
Should I repair it or replace it?
Fix the small parts on almost anything. Before a big repair on an old furnace, look at the replacement number: a furnace alone, keeping the air conditioner you have, runs $4,285 to $14,040 installed, and the HVAC estimator gives your number in about a minute.
