What’s different in Woodbridge

Woodbridge’s replacement calendar follows the decade each place was built.

More of our Woodbridge calls end in a full system replacement than in most towns we serve. The six Census places behind the Woodbridge address were built in waves: the older core along Route 1 starting in the 1950s and 1960s, Dale City through the 1970s and 1980s, Lake Ridge peaking in the 1980s, Leesylvania and County Center after 2000. Each wave reaches the end of its furnace and air conditioner on its own clock.

Lake Ridge is the clearest example. Four of its homes in ten went up in the 1980s, the median owner home in 1985, so the original pair is long gone and the second, often installed between the late 1990s and 2010, is fifteen to twenty-five years old now. In the gas half of Lake Ridge that’s a furnace and an air conditioner of the same vintage, the outdoor unit most likely on R-22, and the coil a new one needs rides on a furnace just as old.

Leesylvania and County Center sit at the other end. Eight homes in ten there went up after 2000, the median owner home in 2006, and about two owners in three heat with gas. A house from those years still on its builder’s furnace and air conditioner has run both for close to twenty years.

Dale City sits in the middle of that calendar and is its biggest piece: 17,021 owner homes, two in three on gas. More than a quarter of its homes went up in the 1970s, so those houses are usually on a third furnace and air conditioner, on ductwork laid out for the first. Size the new pair to what those ducts can carry, or adjust the ducts, rather than copying the old label.

What it costs

What a new furnace and AC costs in Woodbridge.

$8,898 to $23,000 installed for a furnace and air conditioner replaced together, 2 to 5 ton, from the same price book as our estimator. Where you land depends on the size of the house, the efficiency you pick, and what the ductwork and venting need.

  • Furnace and AC together, installed$8,898 to $23,000
  • Furnace alone, keeping your AC$4,285 to $14,040
  • Heat pump system instead$8,499 to $21,650

The HVAC replacement estimator gives your house its own number. Then we measure, and the price is in writing before anything is ordered.

Two years of labor come with every install. Monthly plans are on our financing page.

When it’s time

When replacing both makes sense in Woodbridge.

One half just failed in a 2006 house

In Leesylvania or County Center, a builder’s air conditioner that quits after twenty summers usually has a furnace the same age inside. Fix one and wait on the other, and that closet gets opened twice in a year or two.

The AC died and the furnace is the same age

A new outdoor unit needs a matching coil, and on a gas system the coil sits on the furnace. If the furnace is as old, do both and open that closet once.

The outdoor unit runs on R-22

The label on its side names the refrigerant. R-22 hasn’t been made or imported in the US since 2020, so a leak gets expensive. Replace it on your schedule, not in July.

Permits and sign-offs

Who signs off on a new system in Woodbridge.

Prince William County

Prince William County lists any work that alters a home’s heating and air conditioning as permit work, but swapping an electric furnace, heat pump or air conditioning condensing unit for the same type of unit in the same spot is an ordinary repair that needs no permit. Source.

Prince William County requires a permit to replace a gas or propane furnace or a gas appliance such as a water heater, even like for like. Replacing an electric water heater with one the same size in the same spot needs no permit. Source.

Choosing who installs it

How to pick who replaces your furnace and AC in Woodbridge.

Ask every company that quotes the job, us included.

  1. Will they show you both rating plates and their dates?

Start with facts you can check: the year on the furnace’s plate, and the year and refrigerant on the outdoor unit’s. If the two halves are ten years apart, ask why both are on the quote.

  2. Do they size it to the house, or copy the old label?

The old size is a guess somebody made years ago. Ask whether they measure the house and check the ductwork first. Too big short cycles; too small runs all afternoon in August.

  3. Is the whole job in the written price?

Furnace, outdoor unit, matching coil, refrigerant lines, thermostat, permit and hauling the old one away. If it isn’t on the paper, ask.

  4. Already holding another company’s quote?

Our free second opinion looks at the system you were quoted on and tells you what it actually needs, with our price if you want it.

Questions

Furnace and AC replacement questions from Woodbridge.

My Lake Ridge house has a heat pump, not a furnace. Same job?

Nearly. About half of Lake Ridge owners heat with electricity, and in a 1980s house there that usually means a heat pump outside and an air handler inside. The two get replaced as one system, priced as a heat pump system at $8,499 to $21,650 installed. The HVAC replacement estimator asks which kind you have.

Does the Lake Ridge association get a say in the new outdoor unit?

Its guidelines put every exterior alteration in front of the Architectural Committee, with satellite dishes, antennas and a few signs the only exceptions. A new unit on the old pad may not count, so ask. A larger pad or a new spot is an application to file before install day.

How much does a new furnace and AC cost in Woodbridge?

$8,898 to $23,000 installed for the pair, by size and efficiency. A furnace alone, keeping your AC, is $4,285 to $14,040. The HVAC replacement estimator gives your house its own number.

Do I have to replace both at the same time?

No. If the AC is young and only the furnace failed, replace the furnace. If they’re the same age, do both: a new outdoor unit needs a matched coil, and one built for the old refrigerant isn’t rated for the new one.
