What’s different in Falls Church

Radiator houses, furnace basements and condo heat pumps, all in one Falls Church.

The median owner-occupied house with a Falls Church address went up somewhere between 1957 and 1980, depending on the neighborhood, and gas is still the main heat: about seven in ten City owners, and about eight in ten in Lake Barcroft. In those houses the cooling is an air conditioner outside and a furnace in the basement, sharing one blower and, often, ductwork first laid out for heat. When one of them runs all afternoon and the house never cools, the blower wheel and the indoor coil get looked at before anyone mentions refrigerant.

Falls Church is one of the two places, with McLean, where boilers are a regular part of our heating work. A house heated by radiators has no ducts for central air, so it’s mostly cooled by ductless mini-splits: an outdoor unit piped to a slim head high on each room’s wall. Those have their own short list of failures, starting with the little condensate line at each head that clogs and drips down the wall.

Bailey’s Crossroads runs the other way. Over six in ten of its homes are in big apartment and condo buildings, and 54 percent of its owners heat with electricity, which here mostly means a heat pump doing both jobs, cooling all summer and heating all winter. Seven Corners and Idylwood are mostly buildings and townhouses too. In a building, tell us where the condenser sits; one on a roof the association controls means arranging access first.

Replacing a system is where the City line shows. The City of Falls Church lets a single-family owner swap an AC or heat pump with no permit at all. Across the line, Fairfax County counts the same swap as mechanical permit work, with an A2L certification on file for any system using the newer refrigerants. For a repair, neither office is involved.

What you’d notice

What a failing AC in Falls Church usually does.

Water running down the wall under a head

In a radiator house cooled by ductless heads, a drip down the wall under one head is usually its condensate line, clogged or kinked. Switch that head off and call; it’s a cleaning, not a new unit.

The air coming out is warm

Usually the outdoor unit has stopped running. A hum with no fan turning is almost always the run capacitor; silence while the thermostat calls is usually the contactor.

It runs all day and never cools

That’s an airflow problem far more often than a refrigerant problem: a clogged filter, a matted coil, or a blower wheel packed with dust.

Choosing who fixes it

How to pick the best AC repair company in Falls Church.

Questions worth asking anybody who comes out, us included.

  1. Do they fix ductless mini-splits, not just central air?

A Falls Church house that heats with radiators is often cooled by mini-splits, and plenty of AC companies only work on ducted systems. Ask before anyone comes out.

  2. Do they publish prices?

A company that prints what a capacitor or a contactor costs has already told you the number. One that won’t say until the tech is in your driveway hasn’t.

  3. Do they measure before they sell refrigerant?

A healthy system drops the air somewhere around 16 to 22 degrees across the indoor coil. Low refrigerant means a leak, and topping it up every summer is the expensive way to find that out.

  4. Will they tell you when it’s the end of the road?

Some repairs aren’t worth doing on a 20-year-old system. The good answer shows you the repair price and the replacement price side by side and lets you pick.

Questions

AC repair questions from Falls Church.

My Falls Church house has radiators. How do people here add air conditioning?

Most often with a ductless mini-split: one outdoor unit feeding a head mounted high in each room it cools, with no ductwork to fish through plaster. Putting one in is an install we price at the house. If you already have one and it’s dripping or blowing warm, that’s a repair.

Does the City of Falls Church want a permit for a new AC?

Not for a single-family house. The City’s permits page says an A/C or heat pump there can be swapped without one. For a townhouse or a condo, ask the City’s permit counter. On the Fairfax County side, a replacement is mechanical permit work either way.

In a Seven Corners or Bailey’s Crossroads condo, is the AC mine or the association’s?

Usually whatever serves only your unit is yours: the indoor air handler, and the condenser if no one else is on it. Refrigerant lines shared through the building, and the roof itself, are the association’s. Your condo documents settle it, and we’ll tell you what we find either way.

How much does AC repair cost in Falls Church?

The diagnostic visit is $99. The common repairs: a run capacitor $240 to $370, a contactor $290 to $425, a condensate drain cleared $175 to $420, refrigerant topped up $190 to $740. A refrigerant leak repair runs $1,850 to $2,700.

Should I repair it or replace it?

Fix the cheap parts on almost anything. Think twice about a big repair on a system over 15 years old, and about any leak on an R-22 system. The HVAC estimator prices a new system in about a minute, so you can put the two numbers side by side.
