What’s different in McLean

A McLean dryer vent depends on which decade built the laundry room.

Nearly four in ten homes in 22101 went up in the 1950s and 60s. In a rambler or split-level from those years the laundry usually sits in the basement or on the lower level against an outside wall, so the dryer vent line is short. The trouble tends to be at the two ends: an old foil hose squashed behind the dryer, and a hood low on the foundation, behind shrubs or under a deck.

Fairfax County Fire and Rescue says to make sure that outdoor flap opens whenever the dryer is running. It’s an easy check: step outside while a load is drying. If the flap barely lifts, the lint has nowhere to go, however clean the inside of the line is.

The houses built since 2000, about two in ten in 22101, turned that around. The laundry room moved upstairs next to the bedrooms, so the dryer vent crosses a ceiling or climbs to a roof hood, and a run that long collects lint faster. Some of the biggest houses have a second laundry room, which means a second dryer vent line. Mention both when you book so the tech plans for each.

In 22102, which takes in Tysons, close to half of all homes are in buildings with 50 or more units. In a tower the dryer vent line may be yours, running out your own wall, or it may tie into a shaft the building keeps up, and some newer units use a ventless dryer with no line at all. Your condo documents say which. About half the homes in 22102 are rented, so a tenant’s first call is the owner or management.

What it costs

What dryer vent cleaning costs in McLean.

The same prices as everywhere we work: $298 for dryer vent cleaning on its own, $199 when it’s added to an air duct cleaning, and included every year with Comfort+ membership at $199 a year.

  • Dryer vent cleaning, on its own$298
  • Dryer vent cleaning, added to an air duct cleaning$199
  • Comfort+ membership, dryer vent cleaning every year included$199 a year

The price covers the whole dryer vent line, from the back of the dryer to the hood outside, with camera photos of what we find, a dated invoice, and before and after photos of your line when we can get a clear shot. Anything past the cleaning, like a new hose or a guard on the hood, you get the price first.

With Comfort+ membership, $199 a year covers the dryer vent cleaning every year, plus a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit, and we tell you when each one is due.

When it’s due

When a dryer vent needs cleaning in McLean.

The flap outside won’t open

On older McLean houses the dryer vent hood often sits close to the ground, where mulch, leaves or a deck board can hold the flap shut. A stuck flap backs up the whole line, so we check it on every dryer vent cleaning.

It’s a condo

In a lot of condo buildings the dryer vent runs through the walls and belongs to the association. Check your documents first; if it’s yours to keep up, we clean it end to end.

Towels take two cycles

The first thing most people notice. When the dryer vent is packed, the damp air has nowhere to go, so the clothes stay wet and the dryer runs hot.

Choosing who cleans it

How to pick a dryer vent cleaning company in McLean.

Questions to ask anybody who quotes you, us included.

  1. In a Tysons condo, do they ask whose line it is first?

A company that works in the towers should ask before booking you: is the dryer vent line yours to keep up, or the building’s? If it belongs to the association, management schedules it, and you shouldn’t pay anyone to find that out.

  2. Do they clean the whole line, end to end?

Brushing the first few feet from the laundry room isn’t a dryer vent cleaning. Ask whether they clean from the back of the dryer to the hood outside, and how they get the lint out of the house instead of pushing it further down.

  3. Do they show you what’s inside the line?

Camera photos of the inside of your dryer vent line are how you know it needed cleaning, and before and after photos are how you know the job was done. Ask to see them, and for a dated invoice if your HOA wants proof.

Questions

Dryer vent cleaning questions from McLean.

Do you do dryer vent cleaning in Tysons condos?

Yes, when the dryer vent line belongs to your unit. If it ties into a shaft the building maintains, that’s management’s job, and if your dryer is ventless there’s no line to clean. Give us the building’s name when you book and we’ll sort out which it is first.

My laundry room is upstairs. Can you reach a dryer vent hood on the roof?

Yes. When you book, say whether the hood is on the roof or high on a wall, and the tech comes with a ladder for it. A roof run in a newer McLean house is a long one, and the camera photos show you how much lint was sitting in it.

Does Fairfax County Fire and Rescue have other dryer advice?

Yes. Clean the lint filter before or after every load, clear lint from around the drum, make sure the outside flap opens, and turn the dryer off when you leave home or go to bed. About seven in ten McLean owner homes heat with gas, and if your dryer runs on gas too, the county says to have its line and connection checked by a professional.

How much does dryer vent cleaning cost in McLean?

$298 booked on its own, $199 added to an air duct cleaning, and included every year with Comfort+ membership at $199 a year.
