Village houses from 1920 to 1960, and a few that are older still.
The Census counts too few homes in the Calverton place to print anything steady, so the best record of these houses is the County’s. Its plan says the 51-acre Calverton Historic District, listed in 2010, holds 69 contributing buildings, and more than half of them went up between 1920 and 1960.
Along Bristersburg Road and Route 28 most are plain vernacular I-houses and gable-end houses. An I-house is one room deep, so there’s little space to hide ductwork, and a ductless mini-split is usually the tidier way to cool one. Houses of those decades started out on galvanized steel supply and cast iron drains, and after seventy or a hundred years of piecemeal fixes, finding three kinds of pipe under one floor is normal.
A handful are older. The Bastable and Landis house at 9614 Bristersburg Road, enlarged in 1892, is the last building standing from before the Civil War, and Maple Hill, the village’s biggest house, went up around 1880 beside the railroad, with its dairy barn and silos. A former school in the district now holds apartments. In 2017 the County counted 25 home addresses inside the village against 43 commercial ones, while the wider Census place held 119 homes in 2010, so most Calverton families live on the roads around the village.
The heat is electric or propane. Calverton’s street addresses carry Catlett 20119 or Midland 22728 mail, and across those two ZIPs natural gas heats about one owner home in a hundred in Midland’s and none in Catlett’s. About half to six in ten owners heat with electricity, and about three in ten with propane from a tank in the yard.

Heating
Most heat here comes from electricity or propane, so a cold house usually means a heat pump leaning on its backup strips or a propane burner that won’t stay lit. Where central heat was added to a 1920s house after the fact, the ducts tend to be tight and the returns small, which can make a healthy system look sick. Oil burners we leave to an oil company, but replacing one with a heat pump or propane furnace is ours to price.
Cooling
Few houses from the 1920s through the 1950s were built for central air. Where there’s no good path for ducts, a ductless mini-split puts quiet cooling in the rooms that need it, and its outdoor unit heats in winter too. Where ducts already exist, the links below cover their repair and cleaning.
Plumbing
Calverton has no public water, so the house runs on a well, and the drains go to a septic tank or, inside the County’s sewer district, to a STEP tank. The well, its pump and any septic tank are for other trades. The pipes inside, the water heater and the drain line out of the house are ours.

Your water
There’s no public water system in Calverton. FCWSA’s 2025 report covers all sixteen of its systems and none of them is here, so the water is your own well’s, permitted by the Fauquier County Health Department, a state office. When Virginia Tech’s well clinics tested Fauquier wells, more than half the owners already had a treatment device, a sediment filter more often than anything else, and that cartridge is the first thing to check when the pressure sags.
Your permit office
Fauquier County’s Building office in Warrenton issues Calverton’s permits. Anything that burns propane needs a trade permit each time it’s replaced, as does an appliance being moved; an electric appliance traded for a similar one in the same spot doesn’t. Hooking a house to the sewer brings two more sign-offs: Health Department approval before any digging, and a County electrical permit for the pump’s control panel.

Your sewer, or your septic
Calverton was a County service district until 2018, when its plan made it a village because sewer was so hard to bring here. The system the Board approved in 2017 serves Calverton for remediation: existing homes with failing or failed drainfields, inside a tightly drawn line, plus a few parcels just outside it that had asked to join. Larger buildable parcels were left out. If your property is outside that line, your drains go to your own septic system.

Is a Calverton address Calverton, Catlett or Midland?
Usually not Calverton. The village’s own ZIP, 20138, is post office boxes, so the houses get Catlett 20119 mail, or Midland 22728 for a few. In the 2020 Census, 105 of the Calverton place’s 120 homes sat in Catlett’s ZIP area: an address on Bristersburg Road in the village comes up as Catlett, and the County’s treatment plant on Catlett Road as Midland. It changes nothing about the work. Fauquier County issues the permits either way, and SwiftPro’s prices don’t move.
Can my Calverton house hook up to the County sewer?
Only if it’s inside the sewer district. The County drew Calverton’s share tightly, around existing homes with failing drainfields, and kept the bigger buildable parcels out so spare capacity could go to new businesses in Catlett. The County’s sewer page takes it from there: if you’re in the district and on septic, you can apply, and its operator, Inboden Environmental Services, walks the application through.
What does connecting to the sewer change at the house?
Less than people expect. The house drain gets cut in before the old distribution box and turned toward a new STEP tank, a tank with a pump in it, and a control panel goes up on a post near the house, wired from your electrical panel. The old septic tank is pumped and demolished, and the drainfield is abandoned where it lies. The County’s rules keep the new sewer pipe at least 10 feet from your well. Its fee sheet lists a licensed plumber and a master electrician among the costs, beside the installer for the tank.
Why does only my hot water smell like rotten eggs?
Usually it’s the water heater, not the well. An article FCWSA points customers to explains it: bacteria in the tank feed on the reaction at the magnesium anode rod and give off the sulfur smell. If the cold tap smells fine, the tank is the likely culprit, and swapping that anode for a different type is the first fix to try. SwiftPro checks it before anyone talks about a new water heater.
