What’s different in Middleburg

Five Town wells, three softened, and no hardness number in the report.

Inside the town limits the water comes from five Town wells, pumped up into two water towers. All of it is chlorinated, with a phosphate added so the mains don’t oxidize, and three of the wells get softening plus greensand filtration to pull iron and manganese down. What the Town’s 2025 water quality report doesn’t print is a hardness figure, so the first flush is how you find out.

The bucket tells the story. White or tan grit that crunches is mineral scale. Rusty orange silt is iron, and black or dark brown specks are usually manganese, the two metals the Town’s greensand filters are there to catch; whatever slips past settles on the bottom of a tank, where the water sits still and hot. Seeing what comes out sets how often your tank needs it.

Past the town limits the Town’s water stops, and a house out there usually draws from its own well. Loudoun County’s groundwater brochure says well yields vary across western Loudoun because the water rises through fractures in the bedrock, and what the water carries often differs from one well to the next too. A hardness test at the tap is where a well house starts; the well and its pump are a well company’s work.

About one owner in five heats with propane, and the water heater usually shares the tank in the yard. On a propane heater, sediment piles up on the steel bottom right over the flame, so the tech checks the burner and the draft at the flue too.
