What’s different in Annandale

Ductless mini-splits are a bigger part of our Annandale work than anywhere else we work regularly. The housing explains why. About eight in ten homes in 22003 went up before 1980, many of them ramblers and split-levels with one furnace and a duct layout drawn for the rooms the builder put in. Family rooms, enclosed porches and finished lower levels came later, and their ducts, if they got any, were tacked onto the end of a run.

Split-levels show it most. The furnace sits on the bottom floor and sends air up a half flight and a full flight, so the top bedrooms get it last in summer, while a lower level partly below ground stays cool on the same thermostat. A head in the upstairs hall or the rec room gives that level its own control, and the central system keeps serving everything else.

About one home in five here is in an apartment or condo building, mostly garden-style buildings around Little River Turnpike and Columbia Pike and east of Heritage Drive. A condo there may have one closet system that leaves the end bedroom uncomfortable, and a single head fixes it, if the association signs off on the outdoor unit and the hole through an exterior wall, which is usually the association’s too. Ask the management office first.

In a rambler with a back addition and a sunporch, or a split-level with a hot top floor and a cold bottom one, the answer is often two heads, not one. Both on one outdoor unit come to $11,000 to $15,000 installed, three heads to $12,500 to $18,000, and pricing them together beats adding the second later: an outdoor unit sized for one head has no room for another.

When it’s the right call

When a ductless mini split makes sense in Annandale.

    Ask whether it covers the line set run, the new circuit and putting the walls back, or only the equipment.
