What’s different in Calverton

Rooms with two outside walls, old houses and wood heat: why Calverton goes ductless.

The houses at the heart of Calverton were built for another century’s idea of comfort. The County’s plan dates more than half the buildings in the village’s historic district to 1920 through 1960, mostly vernacular I-houses and gable-end houses. An I-house is two stories tall and one room deep, so nearly every room has outside walls front and back, and a ductless head can go on either one with a short line set to the outdoor unit and no ductwork to find a path for.

Wood still heats a real share of houses out here: in ZIP 20119 about one owner home in eight lists wood or some other fuel as its main heat. A stove keeps its own room warm, leaves the far bedrooms cold, and does nothing in July. A head in the room the stove never reaches heats it in winter and cools it in summer, on its own remote.

A head here has to heat as well as it cools. Fauquier County’s code table sets the winter design temperature at 17 degrees, and the Warrenton 3 SE normals station, about six miles off, averages a January low of 24.8. So the outdoor unit should hold its heating output at those temperatures, mounted on a wall bracket or a stand: that station had 25 inches on the ground after the January 2016 blizzard, and in the village the County’s floodplain is one more reason to keep it up.

Out on the lots around the village the houses are younger, and across 20119 the typical owner’s house dates from 1990. Those houses have ducts, so a mini split there is for space the ducts never reached: the room over the garage, a finished basement, an addition built after the system went in.

Calverton

Calverton’s own ZIP, 20138, is post office boxes only, so the Census Bureau maps no area for it. These are ZIP 20119 as a whole, the Catlett ZIP area that holds nearly nine in ten of the Calverton Census place’s homes.

  • Median home built1990 Census
  • Built before 1980about 4 in 10 Census
  • Built since 2000about 2 in 10 Census
  • Most homes aresingle-family houses, nearly all Census
  • Heated withelectricity, about 5 in 10 Census
  • Rentedabout 2 in 10 Census
  • A single-family house usually has wall space for the outdoor unit behind the room, which keeps the line set short.
  • Where the heat is already a heat pump, a ductless head is the same kind of equipment, sized for one room.
What it costs

What a ductless mini split costs in Calverton.

Installed, from the price book our HVAC price estimator runs on. A zone is one room with its own indoor head, and you get the price in writing before you decide.

  • Ductless mini split, one zone, installed$7,000 to $10,000
  • Ductless mini split, two zones, installed$11,000 to $15,000
  • Ductless mini split, three zones, installed$12,500 to $18,000
  • Ductless mini split, four zones, installed$16,000 to $21,000
  • Ductless mini split, five zones, installed$19,000 to $25,000
  • Ductless mini split, six zones, installed$23,000 to $30,000

Where you land in a range is mostly the distance from the outdoor unit to the room, the kind of head and the room left in the electrical panel.

The second zone costs the most because it often needs a bigger outdoor unit. Our mini split cost guide explains.

When it’s the right call

When a ductless mini split makes sense in Calverton.

The upstairs of an old village house cooks in July

On a two-story house one room deep, the bedrooms sit right under the roof, and in plenty of older houses window units are the only cooling those rooms have had. Heads there replace the window units and add real heat for winter.

One room is always wrong

The bonus room, the sunroom, the bedroom over the garage. We check for a closed damper or a crushed duct first; sometimes that’s all it is.

New space with no ducts

An addition, a finished attic, a garage turned into a room. Stretching the ducts into it usually starves the rooms already on them.

Fauquier County

Fauquier County counts swapping an electric appliance for a similar one in the same spot as an ordinary repair that needs no permit. Moving an appliance to a new spot takes one. Source.

Choosing who installs it

How to pick the best mini split installer in Calverton.

Questions worth asking anybody who quotes you, us included.

  1. Did they quote a head that heats at 17 degrees?

Ask for the heating output at a cold outdoor temperature, not only the cooling size. Fauquier’s design day is 17 degrees, and a head picked only for summer leaves the room cold in January.

  2. Did they check the rest of the house first?

If the room’s trouble is a closed damper or a crushed duct, a mini split is an expensive fix for a cheap problem. Ask what they checked first.

  3. Is the whole job in the price?

Ask whether it covers the line set run, the new circuit and putting the walls back, or only the equipment.

Questions

Ductless mini split questions from Calverton.

How many zones does an old Calverton village house need?

Count the rooms you actually use. Upstairs, each bedroom usually gets its own head; downstairs rooms may share one if the doorway between them stays open. Two zones on one outdoor unit run $11,000 to $15,000 installed, and three run $12,500 to $18,000.

My Calverton house is on a well. Does that matter for a mini split?

Only at the electrical panel. The well pump already has its own circuit, and a mini split needs one too. In an older house the panel can be small or full, so the tech checks the room left in it, and the written price covers what it needs.

How much does a ductless mini split cost in Calverton?

Installed, one zone is $7,000 to $10,000, two zones $11,000 to $15,000 and three zones $12,500 to $18,000, up to $23,000 to $30,000 for six. The HVAC price estimator gives your number.

Does a mini split heat, or only cool?

Both. A ductless system is a heat pump, and cold-climate models keep heating well below freezing, which covers a Northern Virginia winter.
