What’s different in Calverton

Propane, heat pumps and close to a hundred freezing nights a year.

Warrenton 3 SE, the long-record weather station six miles west-northwest of Calverton, averages a January low just under 25 degrees and about 98 nights a year at or below freezing. Fauquier County’s building criteria put the winter design temperature at 17 degrees, the cold night a heating system is sized for. Colder ones come: about five a year at 10 or below, a 3 degree morning there in January 2014, and wind chills to ten below across southern Fauquier in late January 2026.

In Catlett’s 20119, the ZIP most Calverton houses share, about half the owner homes heat with electricity, usually a heat pump with electric strips behind it. A heat pump loses output as the air gets colder, so on a 17 degree night the strips carry part of the house, and on a 3 degree one most of it. The fall visit runs it in heating and checks the strips and the defrost, at the same $69 a system as a furnace.

About three owner homes in ten burn propane, and the Census finds none here on natural gas. Many propane furnaces in houses from the 1990s on are high-efficiency ones that breathe in and exhaust through two plastic pipes in a side wall, sometimes low to the ground. On January 23, 2016, the Warrenton 3 SE station logged 20.5 inches of new snow, with 25 on the ground three days later. Drifts like that can bury those pipes, and the furnace shuts itself down when they do; the tune-up tests the switch that makes it.

About one owner home in eight lists wood or another fuel as its main heat. Many of those houses keep a heat pump or propane furnace as backup, and a backup can sit idle through a mild spell, then get called on the night the stove burns down. Light it in October, with somebody watching.

Calverton

Calverton’s own ZIP, 20138, is post office boxes only, so the Census Bureau maps no area for it. These are ZIP 20119 as a whole, the Catlett ZIP area that holds nearly nine in ten of the Calverton Census place’s homes.

  • Median home built1990 Census
  • Built before 1980about 4 in 10 Census
  • Built since 2000about 2 in 10 Census

  • Rentedabout 2 in 10 Census
  • A few homes here still burn heating oil. We don’t work on oil burners; a switch to a heat pump or a propane furnace is ours to price.
  • Some homes here run on propane, and a propane furnace gets the same tune-up.
What it costs

What a furnace tune-up costs in Calverton.

$69 for one furnace, regularly $99, anywhere we work. The tech checks the gas pressure, the temperature rise, the safeties and the sequence of operation, which is the order the furnace lights, heats and shuts down in. A repair it turns up gets a written price first, and you decide.

  • Furnace tune-up, one system$69
  • Furnace tune-up, regularly$99
  • Heat pump, boiler or ductless mini split tune-up, one system$69
  • Comfort+ membership, a heating maintenance visit every fall included$199 a year

It’s priced per system, so a house with a second furnace for the upstairs is two tune-ups. A heat pump, a boiler or a ductless mini split is the same $69 a system.

With Comfort+ membership, $199 a year or $20 a month covers four visits every year: a heating maintenance visit in the fall, a cooling maintenance visit in the spring, a dryer vent cleaning, and a water heater flush with a sewer camera inspection. We book each one when it’s due.

When it’s worth doing

When a furnace tune-up earns its keep in Calverton.

The furnace quit during a snowstorm

On a propane furnace that vents through the side wall, look outside before you call: snow or ice over the two plastic pipes stops it on purpose. Clear them by hand, and if it won’t relight, call us.

You heat with propane

Propane runs at a different gas pressure than natural gas, so the tune-up checks yours against propane’s numbers.

Before the first cold night

That’s the night every furnace in town gets asked to work at once. A tune-up in the fall finds a weak part while you still get to choose when it’s fixed.

Choosing who tunes it up

How to pick who tunes up your furnace in Calverton.

Questions to ask anybody who quotes you, us included.

  1. Do they test the backup heat, not only the heat pump?

On the coldest Calverton nights, the electric strips or the propane furnace behind a heat pump carry the house. Ask whether the tech switches to emergency heat, confirms each stage comes on, and writes down what it read.

  2. Do they say what the tune-up checks?

Ask before anyone comes out. Gas pressure and temperature rise are readings on a meter, so a real tune-up has numbers in it, not just a look at the filter.

  3. Will they tell you what can wait?

Some tune-ups end in a list. Ask which items are failing now, which can wait a season, and what each one costs, before you agree to any of it.

Questions

Furnace tune-up questions from Calverton.

Is October too late for a Calverton furnace tune-up?

No, but don’t let it slide past that. The first frost near Calverton usually lands around November 1, and a tune-up in September or October puts a tech beside the season’s first hard start.

My Calverton heat pump runs nonstop on a 15 degree night. Is it broken?

Probably not. That cold, a heat pump runs long by design, and below the County’s 17 degree design point its backup strips share the load. If the house holds temperature, it’s working. If it’s falling behind, or the outdoor coil is caked in ice that never clears, call us.

How much is a furnace tune-up in Calverton?

$69 for one furnace, regularly $99, and the same for a heat pump, a boiler or a ductless mini split. If it turns up a repair, you get the price in writing before any work, and you decide.

Is this the Heating Check or the Clean Heat?

No. The furnace tune-up is its own visit at $69. The Heating Check and the Clean Heat deep clean, the one that takes the blower wheel out and cleans it, are separate offers with their own terms on our Clean Heat page.
