What’s different in Chantilly

Chantilly rooms one thermostat can’t settle: basements, offices, sunrooms.

Chantilly’s houses came with ductwork: the typical owner’s house in 20151 went up in 1987, in South Riding in 2006. We don’t see boilers here. So a Chantilly mini split is a one-room fix, not a whole-house one: for the level somebody finished later, or for a room whose job changed.

In 20151 about 6 in 10 homes are single-family houses, and plenty of their basements were finished years after the house went up, as a family room, a guest suite or a gym. A head on a basement wall, with its outdoor unit just outside, gives that level heat and cooling on its own schedule without stealing air from the floors above.

South Riding’s houses are younger and rarely short of ducts. There a head usually goes in a room whose use changed: a bedroom turned into a home office where the computers run all day, a nursery that needs to sit warmer than the rest of the floor, a guest room kept shut most of the year. One thermostat sets one temperature for a whole floor; a head lets that one room disagree.

Greenbriar is the older corner of 20151, where the typical owner’s house dates from 1970, and its sunrooms and back additions are where the original ducts run out. About 3 in 10 Greenbriar homes are in condo or small multi-unit buildings, where an outdoor unit needs the association’s yes before anybody drills a wall. The permit in 20151 comes from Fairfax County, with its rules listed below; in South Riding it’s Loudoun County.

What it costs

What a ductless mini split costs in Chantilly.

Installed, from the price book our HVAC price estimator runs on. A zone is one room with its own indoor head, and you get the price in writing before you decide.

  • Ductless mini split, one zone, installed$7,000 to $10,000
  • Ductless mini split, two zones, installed$11,000 to $15,000
  • Ductless mini split, three zones, installed$12,500 to $18,000
  • Ductless mini split, four zones, installed$16,000 to $21,000
  • Ductless mini split, five zones, installed$19,000 to $25,000
  • Ductless mini split, six zones, installed$23,000 to $30,000

Where you land in a range is mostly the distance from the outdoor unit to the room, the kind of head and the room left in the electrical panel.

The second zone costs the most because it often needs a bigger outdoor unit. Our mini split cost guide explains.

When it’s the right call

When a ductless mini split makes sense in Chantilly.

The basement is the coldest room in January

A basement finished after the house went up often runs on a register or two tapped off the main duct, and the slab and the walls win that fight. A head sized for the basement’s walls and floor heats it on its own.

The top floor runs hot

In a three-level townhouse the heat rises to the bedrooms, and one thermostat can’t please two floors. A head upstairs gives that floor its own setting.

One room is always wrong

The bonus room, the sunroom, the bedroom over the garage. We check for a closed damper or a crushed duct first; sometimes that’s all it is.

Choosing who installs it

How to pick the best mini split installer in Chantilly.

Questions worth asking anybody who quotes you, us included.

  1. Did they show you where the outdoor unit goes?

In a South Riding townhouse the pad out back may already hold the main condenser, and in a 20151 basement the line set has to reach an outside wall. Ask where the outdoor unit and the line cover go before you sign.

  2. Did they check the rest of the house first?

If the room’s trouble is a closed damper or a crushed duct, a mini split is an expensive fix for a cheap problem. Ask what they checked first.

  3. Is the whole job in the price?

Ask whether it covers the line set run, the new circuit and putting the walls back, or only the equipment.

Questions

Ductless mini split questions from Chantilly.

Can one outdoor unit run the basement and the office upstairs?

Often, if it can reach both. Two zones run $11,000 to $15,000 installed and three zones $12,500 to $18,000. Rooms at opposite ends of the house sometimes do better on two single-zone systems, so we price it both ways. The HVAC estimator quiz gives your house its own number first.

Is a mini split or zoning better for one hot room?

Depends on the house. If the ducts can carry more air to that room, zoning may do it; if the room was never on the duct plan, a head is the cleaner fix. Our zoning or ductless guide lays out both.

How much does a ductless mini split cost in Chantilly?

Installed, one zone is $7,000 to $10,000, two zones $11,000 to $15,000 and three zones $12,500 to $18,000, up to $23,000 to $30,000 for six. The HVAC price estimator gives your number.

Does a mini split heat, or only cool?

Both. A ductless system is a heat pump, and cold-climate models keep heating well below freezing, which covers a Northern Virginia winter.
