What’s different in Hamilton

Hamilton’s old summer houses were built for porches and breezes; the new rooms came later.

Hamilton grew up as a getaway. For five years after 1868 the railroad from Alexandria ended here, and Virginia’s historic resources office describes the town becoming a summer and weekend spot for Washingtonians; the Town’s plan calls its architecture largely late Victorian. Houses from then were built to stay cool with shade, porches and cross breezes, not ducts. Across 20158 the Census dates 148 homes to 1939 or earlier.

In a house like that the upstairs bedrooms are often the rooms no duct reaches. The Purcellville weather station, 2.6 miles west-northwest of town, averages a July high of 86.4 degrees and 26 days of 90 or more between June and August, and heat gathers under the roof into the evening. One wall head cools that room on its own schedule, and heats it in winter.

Newer houses bring a different room: a 1970s house, one of 303 in the ZIP, that gained an addition, a sunroom or a converted garage, or one of the 657 from the 2000s and 2010s with a bonus room or a finished basement, each at the far end of a duct run laid out before it existed. A head gives that room its own thermostat, and the station’s average January low of 24.5 is weather a current head keeps heating through.

Placement matters more out here. The Purcellville station logged 36 inches of new snow on its January 24, 2016 reading. Mount the unit high enough that a storm like that leaves the coil uncovered, out from under the eaves where snow and ice slide off the roof, and where the water it sheds while defrosting can run off rather than freeze into a hump on the patio.

Hamilton houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.

Hamilton

ZIP 20158 as a whole: every Hamilton address, the Town and the countryside around it. The Census place for the Town alone has too few homes for steady figures.

  • Median home built1988 Census
  • Built before 1980about 4 in 10 Census
  • Built since 2000about 4 in 10 Census
  • Most homes aresingle-family houses, about 9 in 10 Census
  • Heated withelectricity, about 5 in 10 Census
  • Rentedabout 2 in 10 Census
  • A single-family house usually has wall space for the outdoor unit behind the room, which keeps the line set short.
  • Where the heat is already a heat pump, a ductless head is the same kind of equipment, sized for one room.
What it costs

What a ductless mini split costs in Hamilton.

Installed, from the price book our HVAC price estimator runs on. A zone is one room with its own indoor head, and you get the price in writing before you decide.

  • Ductless mini split, one zone, installed$7,000 to $10,000
  • Ductless mini split, two zones, installed$11,000 to $15,000
  • Ductless mini split, three zones, installed$12,500 to $18,000
  • Ductless mini split, four zones, installed$16,000 to $21,000
  • Ductless mini split, five zones, installed$19,000 to $25,000
  • Ductless mini split, six zones, installed$23,000 to $30,000

Where you land in a range is mostly the distance from the outdoor unit to the room, the kind of head and the room left in the electrical panel.

The second zone costs the most because it often needs a bigger outdoor unit. Our mini split cost guide explains.

When it’s the right call

When a ductless mini split makes sense in Hamilton.

The sunroom is unusable half the year

A sunroom or closed-in porch on an older Hamilton house swings hardest: hot by July afternoons, cold from November through March. One head on its own outdoor unit heats and cools it without touching the house system. Two rooms run $11,000 to $15,000 installed.

One room is always wrong

The bonus room, the sunroom, the bedroom over the garage. We check for a closed damper or a crushed duct first; sometimes that’s all it is.

New space with no ducts

An addition, a finished attic, a garage turned into a room. Stretching the ducts into it usually starves the rooms already on them.

Choosing who installs it

How to pick the best mini split installer in Hamilton.

Questions worth asking anybody who quotes you, us included.

  1. Did they size each head to its own room?

A head too big for a small bedroom cools it in minutes, shuts off, and leaves the air damp. Ask for the size of each head and the room it’s meant for, in writing, and how they got there.

  2. Did they check the rest of the house first?

If the room’s trouble is a closed damper or a crushed duct, a mini split is an expensive fix for a cheap problem. Ask what they checked first.

  3. Is the whole job in the price?

Ask whether it covers the line set run, the new circuit and putting the walls back, or only the equipment.

Questions

Ductless mini split questions from Hamilton.

Is there a historic district review for an outdoor unit in Hamilton?

Not today. A 2003 survey counted about 150 buildings in a potential historic district that state reviewers found potentially eligible, but it was never listed, and Loudoun County’s district list doesn’t include Hamilton. A mini split is new equipment, which the County’s fee schedule lists as permit work, and zoning inside the limits is the Town’s, so ask the Town before a unit goes on a street-facing wall.

Can one outdoor unit serve the upstairs rooms of an old house?

Yes. A multi-zone system runs one outdoor unit to a head in each room: two zones run $11,000 to $15,000 installed, three run $12,500 to $18,000. The line sets usually climb an outside wall in a paintable cover.

How much does a ductless mini split cost in Hamilton?

Installed, one zone is $7,000 to $10,000, two zones $11,000 to $15,000 and three zones $12,500 to $18,000, up to $23,000 to $30,000 for six. The HVAC price estimator gives your number.

Does a mini split heat, or only cool?

Both. A ductless system is a heat pump, and cold-climate models keep heating well below freezing, which covers a Northern Virginia winter.
