Keeping the AC in Haymarket: Columbia Gas rebates in town, builder furnaces in the county.
The Town of Haymarket’s own utility list names Columbia Gas of Virginia as the gas company, not Washington Gas, and gas heats about six in ten owner homes inside the town limits. That changes the efficiency question. Columbia Gas pays its residential customers a rebate on a new natural gas furnace in three steps, at 90, 95 and 97 percent AFUE (the efficiency rating on the label), larger at each step. The catch: natural gas has to be the home’s main heat, the furnace has to replace one in an existing home, and Columbia Gas says its rebate quantities are limited and approved first come, first served.
Most houses in town went up in the 1980s and 90s, around a 1995 median, so the furnace in one today is rarely the first. Often the air conditioner has been replaced along the way too, after a leak or a compressor that quit some July. When the cooling side is the younger half and still running well, the furnace alone is the job. Read the outdoor unit’s sticker for its year and refrigerant before deciding.
Dominion Valley and Piedmont tell a different story. Nearly half of all homes in 20169 were built between 2000 and 2009, so plenty of county-side furnaces are the builder’s, near twenty years old, with an air conditioner outside just as old. When both are originals, get the pair priced too, $8,898 to $23,000 installed. About three homes in ten in the ZIP are from 2010 or later; a furnace that young is usually worth fixing, and the $99 diagnostic visit prices the repair first. For any of them, the HVAC replacement cost estimator gives your house its own number.
Propane heats about one owner home in fifteen across 20169 and about one in eight in Bull Run Mountain Estates, where the median house dates from 1978. A propane furnace sits in the same price range as a natural gas one and is set up for propane before it’s lit. Columbia Gas’s rebate doesn’t reach a propane house, since it’s written for homes heated mainly by natural gas.

What a new furnace costs in Haymarket.
The same price book our estimator runs on, for a gas furnace on its own, 2 to 5 tons, keeping the air conditioner you have. A single-stage furnace in a small house sits near the bottom; a modulating one in a big house, near the top.
- A gas furnace alone, keeping your air conditioner, installed$4,285 to $14,040
- A furnace and air conditioner together, installed$8,898 to $23,000
- Repair diagnostic visit, if it may be worth fixing$99
The HVAC replacement cost estimator narrows it to your house. Then a tech measures, and you get the installed price in writing, at no charge, before anything is ordered.
Natural gas or propane, in a house, a townhouse or a condo, we replace them all. Oil furnaces we don’t.
When a new furnace makes sense in Haymarket.
The AC was replaced, the furnace never was
If the outdoor unit on a 2000s Dominion Valley or Piedmont house was swapped after a leak a few summers back, the furnace in the basement may still carry the builder’s install date. That furnace is next in line, and the newer cooling side can stay.
It’s still the builder’s furnace
A house from the 2000s often runs the furnace it was built with. Around twenty years, inducer motors and control boards start to go, one after another.
The heat exchanger is cracked
It’s the wall that keeps the burner’s exhaust out of the air the furnace blows through the house. Nobody patches one; a crack ends the repair conversation.
How to pick the best furnace replacement company in Haymarket.
Questions to ask anybody who quotes you, us included.
Does the quote print the new furnace’s AFUE?
Inside the town, Columbia Gas pays more at 95 and 97 percent than at 90, while its rebate money holds out. A rating on the paper shows which step the furnace lands on before it’s ordered.
Did they size it to your house?
Ask how they picked the size. Copying the old nameplate repeats whatever was guessed when the house was built.
Did they check the air conditioner you’re keeping?
A new furnace has to work with the coil and the outdoor unit already there. Ask whether they looked at both before quoting a furnace on its own.
Will they tell you if it’s worth fixing?
A good company puts the repair price next to the replacement range and lets you choose. Already holding somebody’s big number? Take the free second opinion first.
What our customers say.
I would highly recommend SwiftPro for an HVAC replacement. The sales process was straightforward and fair and the installation was done to my satisfaction in a timely and complete manner (and I’m pretty demanding). Great job!

Furnace replacement questions from Haymarket.
Who signs off on a new furnace inside the Town of Haymarket?
Two offices, in order. The Town issues its Zoning Approval first, then Prince William County issues the permit, which a natural gas or propane furnace always needs, even going into the old one’s spot. In Dominion Valley, Piedmont or on Bull Run Mountain it’s the County’s permit alone.
How much does a new furnace cost in Haymarket?
$4,285 to $14,040 installed for a gas furnace on its own, keeping the air conditioner you have; size and efficiency set where yours lands. A furnace and air conditioner together run $8,898 to $23,000. The HVAC replacement cost estimator gives your house its own number.
Should I repair it or replace it?
Fix the small parts on almost any furnace. Past fifteen years, with a repair over a third of the price of a new one, replacing usually wins. Not sure which you’re looking at? The diagnostic visit is $99, and the tech prices the repair before starting it.
