What’s different in Leesburg

Leesburg AC: second systems in the subdivisions, hidden condensers downtown.

The Census puts the median owner home in the Town of Leesburg at 1996, and about four in ten homes in town went up between 1980 and 1999. In most of those houses the builder’s air conditioner has been replaced once already, so the condenser out back is often a second unit on the original line set and ductwork. Where an original still runs, it’s thirty or older, and any repair on it deserves a replacement price beside it.

Two in three owner homes in town heat with gas: a furnace inside with the cooling coil sitting on top of it, the condenser outside. Close to three in ten heat with electricity, and in a Leesburg house that usually means a heat pump, an outdoor unit that works January and July alike. A weak capacitor on one of those leaves you stuck in either season.

Downtown, in the Old and Historic District, plenty of houses are older than central air, and the Town wants the equipment that came later kept out of view. Its design guidelines for the district put outdoor mechanical units on the side or rear of the house, screened with plantings or a fence from the street, and rule out rooftop units on the front. A replacement that moves the condenser or runs new lines up a wall is exterior work, and the time to call the Town’s preservation staff.

Lansdowne, outside the town limits with the same 20176 mail, is newer: its median owner home dates to 2005. Houses finished from about 2005 to 2010 straddle the change from R-22 to R-410A equipment, so two neighbors on one street can own systems that take different refrigerant. The label plate on the condenser says which, and it matters before anyone quotes a leak repair.

What you’d notice

What a failing AC in Leesburg usually does.

Cool downstairs, warm on the top floor

About three in ten homes in town are townhouses, and in a three-level one with the only thermostat on the main floor, the bedrooms under the roof can run several degrees warmer. Check the upstairs returns and the filter before blaming the condenser.

It’s the original system

A house from the 2000s often still has its first air conditioner. Anything installed before 2010 usually runs R-22, which hasn’t been made since 2020, so a leak on one is a repair-or-replace question.

The air coming out is warm

Usually the outdoor unit has stopped running. A hum with no fan turning is almost always the run capacitor; silence while the thermostat calls is usually the contactor.

Choosing who fixes it

How to pick the best AC repair company in Leesburg.

Questions worth asking anybody who comes out, us included.

  1. Downtown, do they know where a new condenser is allowed to go?

In the historic district the Town’s guidelines want outdoor units at the side or back, screened from the street. Ask about it before the new pad is poured.

  2. Do they publish prices?

A company that prints what a capacitor or a contactor costs has already told you the number. One that won’t say until the tech is in your driveway hasn’t.

  3. Do they measure before they sell refrigerant?

A healthy system drops the air somewhere around 16 to 22 degrees across the indoor coil. Low refrigerant means a leak, and topping it up every summer is the expensive way to find that out.

  4. Will they tell you when it’s the end of the road?

Some repairs aren’t worth doing on a 20-year-old system. The good answer shows you the repair price and the replacement price side by side and lets you pick.

Questions

AC repair questions from Leesburg.

Does an AC repair in the historic district need the Town’s approval?

A repair, no: a new capacitor or a cleared drain line changes nothing on the outside. The Town requires a Certificate of Appropriateness for every exterior alteration in the Old and Historic District, even in-kind replacement of material, so check with preservation staff before a replacement. They keep walk-in hours at 15 North King Street on Wednesdays.

Is AC repair priced the same in Lansdowne as inside the town?

Yes, one book on both sides of the line: a run capacitor $240 to $370, a contactor $290 to $425, a condensate drain cleared $175 to $420. Close to four in ten Lansdowne homes are in condo buildings, so before a replacement there, check the association’s documents for where a condenser may sit.

How much does AC repair cost in Leesburg?

The diagnostic visit is $99. The common repairs: a run capacitor $240 to $370, a contactor $290 to $425, a condensate drain cleared $175 to $420, refrigerant topped up $190 to $740. A refrigerant leak repair runs $1,850 to $2,700.

Should I repair it or replace it?

Fix the cheap parts on almost anything. Think twice about a big repair on a system over 15 years old, and about any leak on an R-22 system. The HVAC estimator prices a new system in about a minute, so you can put the two numbers side by side.
