In Orlean there’s no water main and no sewer, so every pipe belongs to the house.
The County reserves public water and sewer for its designated service districts, and the village isn’t one; none of FCWSA’s sixteen water systems reaches it. So each house pumps its own water from a well and sends its wastewater to its own septic tank. A well contractor takes the well, its pump and its pressure controls; a septic contractor takes the tank and the drainfield. The piping in between, every fixture on it and the water heater are ours.
The Warrenton co-op station counts some 98 freezing nights in an average year, and on February 1, 2026, a station near Hume, four miles northwest, logged a wind chill of 8 below. Wind can’t take a pipe below the air temperature, but it gets it there faster through a vented crawlspace. Fauquier County puts the frost line 24 inches down, so the lines that freeze sit above it: against a stone foundation, along an outside wall, at a hose bib with the hose still on.
In August 2020 a volunteer rain gauge about two miles north-northeast of the village caught 4.26 inches in a day, and Carter Run near Orlean crested at 14.49 feet with water over Cliff Mills Road. In August 2015 a flash flood washed out a road just northwest of the village and left a five-foot drop. The County’s village plan notes soils here with a high water table, so a basement may lean on a pump in a storm. If yours ran all night and still couldn’t keep up, see our sump pump replacement. After any big storm, call us and we’ll go through all of it.
When Virginia Cooperative Extension tested 97 Fauquier household water samples, 58 percent of the households had treatment installed, most often a sediment filter. A clogged cartridge can drop the pressure at every tap at once, so swap it first. If the pressure stays low with a fresh one, or only one fixture is weak, the trouble is in the pipe, and that’s ours.

What a plumbing problem in Orlean usually looks like.
No water at any tap
On a well, the first suspects are the power, the pump and the pressure switch, a well contractor’s job. If water reaches the house but one floor or one faucet runs weak, that’s ours: a frozen run, a failed valve, a packed filter housing.
Pressure that drops a little every year
Galvanized steel supply pipe rusts from the inside, so the pressure falls slowly until a shower upstairs is a trickle. The fix is new pipe, not a new faucet.
Grey plastic pipe near the water heater
Polybutylene, often stamped PB, went into houses from about 1978 to 1995. It tends to let go at the fittings with no warning, so it’s worth knowing whether you have it.
Water where it shouldn’t be
A damp patch on a ceiling, a warm spot on the floor, a meter that keeps ticking with every tap off. A slow leak inside a wall does most of its damage before it ever shows itself.
After a storm in Orlean, check the basement drains.
Heavy rain finds the weak spots in a house’s plumbing. Four checks you can make yourself, then call us and we’ll look at the rest.
Water coming up a floor drain?
Clear water with no smell is usually groundwater. Gray water, or a sewer smell, means the main line is backing up: stop running water in the house and call us.
Drains slow or gurgling since the rain?
A main line with a cracked joint or roots in it can take in groundwater during a storm and slow down. A sewer camera inspection, $89 added to a visit, shows where.
Is the sump pump running?
If the house has one, watch it once: it should start as the pit fills, empty it and shut off. Our sump pump replacement page has the rest of the checks.
Did water reach the water heater?
If floodwater got to a gas water heater’s burner or controls, leave it off. Don’t relight it until a plumber has checked it.
Call us after a storm and we’ll check it all: the floor drains, the main line, the sump pump and the water heater. Any repair gets its price in writing before the work starts.
How to pick the best plumber in Orlean.
Questions worth asking anybody who comes out, us included.
Is the plumber licensed in Virginia?
Anyone can check on the state’s license lookup in about a minute. It’s the one question that takes the guesswork out of the rest.
Will they put a camera in before they talk about digging?
A sewer camera inspection is cheap next to any dig, and it shows whether the problem is a root, a sag or a break. A quote to dig without one is a guess.
Do you get the price before the work?
Every plumbing job on our list has a range. A plumber who won’t say where yours lands until the wall’s open is asking for a blank check.

Plumbing questions from Orlean.
How do I keep pipes from freezing under an Orlean house?
Close the crawlspace vents for winter if the house has them, and disconnect garden hoses from the outdoor faucets before the first freeze, which the Warrenton station puts around November 1. On a night headed for single digits, let a faucet on an outside wall drip. A pipe that freezes in the same spot every winter needs rerouting or insulating.
The power went out and now the faucets spit air. Is a pipe broken?
Usually not. A well pump stops when the power does, and air that got into the lines comes out at the taps first. If the pressure never recovers, call your well contractor; a drip or a wet ceiling afterward is ours.
How much does a plumber cost in Orlean?
It depends on the job, and every one has a published range: drain cleaning for one fixture $200 to $800, main sewer line cleaning $550 to $1,650, leak detection $200 to $500, a pressure reducing valve replacement $500 to $1,000, toilet repair $250 to $900. A sewer camera inspection added to a visit is $89.
