What’s different in Vienna

What a Vienna summer does to a furnace, from old basements to rebuilt attics.

Eight in ten owner homes in the Town of Vienna burn gas, and in the two thirds of the town’s homes built before 1980 the furnace tends to stand in the basement with the air conditioner’s coil stacked right on top. That coil sweats into a pan all summer. If the pan or its drain has been weeping, the water lands on the furnace below, and October is when rust on the burners or the cabinet floor turns up.

The quarter of the town’s homes built since 2000 mostly heat the bedrooms from an attic furnace, a high-efficiency model that condenses water out of its exhaust and drains it through a trap. A trap left dry from April to October can keep it from starting or make it lock out after a few tries, so the tune-up cycles it until the pressure switch and the drain have both proved out.

Out toward Wolf Trap the building came later. The town put up fewer than one home in ten during the 1980s and 90s; Wolf Trap built more than a third of its houses then, nearly all detached and three quarters heated with gas. Most are on their second furnace now, and at that age the tune-up’s numbers read like a forecast: you hear about next winter’s likely repair in October, with time to price it.

So book it as the leaves come down. Inside the town the leaf vacuum usually starts its passes in October, and you can rake to the curb from mid-month. Rake the leaves off any furnace pipes on a side wall too, and off a heat pump’s outdoor unit.

The Town of Vienna

Nearly the whole town sits in 22180, which it shares with county streets toward Dunn Loring and Merrifield.

  • Median home built1972 Census
  • Built before 1980about 7 in 10 Census
  • Built since 2000about 3 in 10 Census
  • Most homes aresingle-family houses, about 8 in 10 Census
  • Heated withgas, about 8 in 10 Census
  • Rentedabout 2 in 10 Census
  • Houses this age often vent the furnace and the water heater up one chimney, and the safeties a tune-up checks include the switch that shuts a furnace down when its venting isn’t right.
  • Most homes here heat with gas, so gas pressure is the first reading a tune-up takes.

What it costs

What a furnace tune-up costs in Vienna.

$69 for one furnace, regularly $99, anywhere we work. The tech checks the gas pressure, the temperature rise, the safeties and the sequence of operation, which is the order the furnace lights, heats and shuts down in. A repair it turns up gets a written price first, and you decide.

  • Furnace tune-up, one system$69
  • Furnace tune-up, regularly$99
  • Heat pump, boiler or ductless mini split tune-up, one system$69
  • Comfort+ membership, a heating maintenance visit every fall included$199 a year

It’s priced per system, so a house with a second furnace for the upstairs is two tune-ups. A heat pump, a boiler or a ductless mini split is the same $69 a system.

With Comfort+ membership, $199 a year or $20 a month covers four visits every year: a heating maintenance visit in the fall, a cooling maintenance visit in the spring, a dryer vent cleaning, and a water heater flush with a sewer camera inspection. We book each one when it’s due.

When it’s worth doing

When a furnace tune-up earns its keep in Vienna.

You finished the basement around the furnace

Inside the town, finishing a basement goes through the Town’s review, and the furnace often ends up in a closet-sized room with a door, storage creeping closer. Gas burners need air. A tune-up afterward confirms it still lights, heats and shuts off properly in the room it has now.

Before the first cold night

That’s the night every furnace in town gets asked to work at once. A tune-up in the fall finds a weak part while you still get to choose when it’s fixed.

You just bought the house

The home inspector ran the heat for a minute. A tune-up runs it through a full cycle with the panel off, and tells you what the last owners left you.

Choosing who tunes it up

How to pick who tunes up your furnace in Vienna.

Questions to ask anybody who quotes you, us included.

  1. Do they check the coil pan stacked over the furnace?

On a basement furnace under an AC coil, the drip pan is where a summer of trouble starts. Ask if the tech checks there and the cabinet beneath for water and rust, not only the burners.

  2. Do they say what the tune-up checks?

Ask before anyone comes out. Gas pressure and temperature rise are readings on a meter, so a real tune-up has numbers in it, not just a look at the filter.

  3. Will they tell you what can wait?

Some tune-ups end in a list. Ask which items are failing now, which can wait a season, and what each one costs, before you agree to any of it.

What our customers say.

★★★★★
Elvis Diaz from SwiftPro did a fantastic job of inspecting my HVAC system, he explained everything in a very professional way, for example, he recommended the right filter type to use. It is a job well done.

Questions

Furnace tune-up questions from Vienna.

My Vienna rebuild has two furnaces. Do both need a tune-up?

Yes, $69 apiece; each has burners, safeties and a drain of its own. Do the attic one first. Nobody hears it struggle, and it’s the one heating the bedrooms.

Do you tune up propane furnaces in Vienna?

Yes, same visit, same $69. Propane heats about 1 percent of owner homes on each side of the town line, and the real difference is the gas pressure, which runs at propane’s own setting.

What if my Wolf Trap house heats with a heat pump?

It’s the same price: a heat pump’s tune-up is $69 a system, regularly $99. Plenty of heat pumps out there have a gas furnace backing them up when it’s coldest, and that furnace gets its gas pressure, safeties and temperature rise checked like any other.

How much is a furnace tune-up in Vienna?

$69 for one furnace, regularly $99, and the same for a heat pump, a boiler or a ductless mini split. If it turns up a repair, you get the price in writing before any work, and you decide.

Is this the Heating Check or the Clean Heat?

No. The furnace tune-up is its own visit at $69. The Heating Check and the Clean Heat deep clean, the one that takes the blower wheel out and cleans it, are separate offers with their own terms on our Clean Heat page.
