What’s in a Fairfax house

Two lines decide most Fairfax calls.

Which jurisdiction you’re in, and which decade your pipe came from.

  • Galvanized
  • Pre-1970 copper
  • Polybutylene
  • CPVC or PEX
  • Furnaces
  • Heat pumps

The 22030 to 22033 ZIP codes hold four pipe eras: galvanized steel supply on the oldest streets, 1960s copper from the era that grows pinhole leaks, grey polybutylene from 1978 to mid 1995, and modern PEX. The City of Fairfax’s housing is older than the county around it; across Fairfax County, half the owner-occupied houses went up before 1981.

Heating repairs are a bigger share of our Fairfax work than they are across the rest of Northern Virginia, so the October furnace check earns its keep here.

And the jurisdiction matters more than people expect: the City of Fairfax runs its own permit office, and a Fairfax mailing address outside the city line goes through Fairfax County.

What we fix in Fairfax

Both trades, one call.

A dedicated HVAC team and a dedicated plumbing team under one roof, so a leak that turns out to be your AC doesn’t need a second company.

Heating

Gas furnaces and heat pumps, most of them past their first replacement. Heating is a bigger part of our Fairfax work than anywhere around it, and replacing a gas furnace needs a permit from the City or the County, even like for like.

Cooling

Most AC repairs come down to a handful of parts: a capacitor, a contactor, a refrigerant leak, a condensate drain backing up toward the ceiling. Each one is priced on our Fairfax AC repair page. Duct cleaning is one of the most searched jobs in Fairfax, and our Fairfax duct cleaning page says when it’s worth doing.

Plumbing

Which decade your pipe came from decides most of it: galvanized that narrows, copper that pinholes, polybutylene that lets go at the fittings. In Fairfax County the whole sewer lateral is yours, street included, so a camera before a dig saves money.

What it costs

The number, before anyone comes out.

Our prices are the same in every town we serve, and you get the number in writing before any work starts.

  • AC run capacitor replaced$240 to $370
  • Refrigerant topped up$190 to $740
  • Condensate drain cleared$175 to $420
  • Repair diagnostic visitabout $99
  • One fixture drain cleared$200 to $800
  • Main line cleared$850 to $1,650
  • Hidden leak located$200 to $500
  • Pressure reducing valve$500 to $1,000
  • Water heater, tank, installed$2,757 to $7,494

These come straight from the price book on our plumbing page and our AC repair page. Replacing a water heater? The water heater estimator prices yours, permit included, in about a minute.

Replacing a furnace or an air conditioner is a different conversation, and the HVAC estimator gives you the installed range for your house size first.

Fairfax paperwork

Water, permits and your sewer line.

Your water

Fairfax Water supplies the City and the county side alike; it took over the City’s system in 2014. Its 2025 figures ran from 3.0 to 10.8 grains per gallon depending on the plant and the month: moderately hard to hard, and hardest in late fall.

Reports: Fairfax Water, 3 to 10.8 gpg.

Your permit office

The City of Fairfax inside city limits, Fairfax County everywhere else with a Fairfax address. A gas furnace or gas water heater needs a permit even like for like, and an electric swap in the same spot doesn’t. In an emergency the work can start first, with the application in by the end of the next working day.

Permit pages: City of Fairfax or Fairfax County.

Your sewer line

In Fairfax County, the homeowner owns the whole sewer lateral, from the house to the county main, including the stretch under the road. Replacing it takes a plumbing permit, and a VDOT permit where the road is state-maintained.

Where in Fairfax

Every Fairfax address, both sides of the line.

The City of Fairfax, and the Fairfax County addresses around it: Fair Oaks and Fair Lakes in 22033, Mantua in 22031, the streets around George Mason in 22030, and Kings Park West in 22032. Next door:

Asked out loud

Fairfax questions.

Does SwiftPro work in the City of Fairfax and Fairfax County?

Yes, both. SwiftPro Heating, Cooling & Plumbing works across the City of Fairfax and the Fairfax County addresses around it, from Fair Lakes to Mantua, out of its shop in Chantilly. The only difference on your side is which office issues the permit.

Do I need a permit to replace a water heater in Fairfax?

For a gas water heater, yes: Virginia’s building code requires one to replace a gas-fired appliance, even like for like, from the City of Fairfax inside city limits or Fairfax County outside them. Swapping an electric water heater in the same spot is exempt. In an emergency the work can start first, with the application in by the end of the next working day. SwiftPro’s water heater estimator includes the permit in every price.

Who owns the sewer line under my street in Fairfax County?

You do. Fairfax County’s code puts the whole sewer lateral, from your house to the county main, on the homeowner, including the stretch under the road. If a slow drain keeps coming back, a camera tells you which part failed before anyone digs, and SwiftPro adds one to a visit it’s already making for $89.

How hard is the water in Fairfax?

Fairfax Water’s own 2025 figures ran from 3.0 to 10.8 grains per gallon, depending on the plant and the month, and the Potomac runs hardest in late fall. That’s moderately hard to hard: fine to drink, and hard on water heaters, which is why SwiftPro tells Fairfax homeowners with a tank to flush it every year.

What does an AC repair cost in Fairfax?

The same as everywhere else SwiftPro works in Northern Virginia: a run capacitor is $240 to $370, a refrigerant top-up $190 to $740, and a condensate drain cleared $175 to $420. Every common repair is priced on our Fairfax AC repair page.
