What’s different in Leesburg

Most Leesburg duct systems are 1990s originals; downtown is the exception.

The median owner-occupied house in the Town of Leesburg went up in 1996. About four in ten homes in town date from between 1980 and 1999, and more than a third since 2000, so most of what we open here is the system the builder installed: a sheet-metal main trunk down in the basement or up in the attic, flexible runs feeding each room, and a return or two drawing from the hallway. Thirty years of filter changes, some of them late, show up at the returns first.

Downtown, in the Old and Historic District, plenty of houses are older than central air, so their ductwork came later and follows whatever path a carpenter could find: up through a closet, behind a knee wall, across the attic floor. A Lansdowne condo tends to mean one compact closet air handler and a handful of short duct runs, a quicker visit than a house.

Close to three in ten owner-occupied homes inside the town heat with electricity, usually with a heat pump, which moves air through the same ducts in January and in July. Its indoor coil sits in that airstream, so ask for a look at it while the system is open.

Can you clean the ducts in a Lansdowne condo?

Yes. Lansdowne has a Leesburg 20176 address but sits in Loudoun County, outside the town limits, and condos and houses there are priced the same as in town. Inside a condo, the job is the unit’s own runs plus the closet air handler; a shared trunk or riser belongs to the association, and you get our photos of whatever we can see of it.

Does the historic district have to approve duct cleaning?

No. The Town reviews exterior work in the Old and Historic District, and general maintenance isn’t on its list. Duct cleaning happens inside the house. If a job ever called for a new opening in an outside wall, that would be the time to call the Town’s preservation staff first.
