What’s different in Bristow

Bristow’s ductwork is mostly about twenty years old, and the older end is pushing forty.

The median owner home in Linton Hall, which is what the Census calls most of 20136, was built in 2004, so a typical Bristow duct system has moved air for about twenty years, through every summer and winter and every filter change that got missed. With gas heating close to nine in ten of those homes, the furnace blower pushes both the heat and the air conditioning through one set of ducts, and the system runs most months of the year.

The older end of Bristow is a different job. About two homes in ten there date from the 1980s and 90s, so their ductwork is thirty to forty years old and has seen at least one furnace and air conditioner come and go. Equipment gets replaced; ducts almost never do. In one of those houses the photos show the oldest part of the system, sitting behind a blower that may be brand new.

About three in ten Bristow homes are townhouses; Victory Lakes alone has 609, beside 687 single-family houses. A townhouse usually runs one system with short runs and the air handler in a closet or up top, which makes for a quicker job. The returns are where it collects. In a lot of 2000s houses the return air travels through a wall cavity or a joist bay closed in with drywall or sheet metal instead of a metal duct, and dust settles on those raw surfaces.

Builder leftovers are worth a look too. Ductwork that ran while the drywall, trim and paint went in can still hold that dust in the return plenum twenty years on, along with the odd screw or offcut. The camera photos show whether yours does. If yours turns out clean, that’s what you’ll hear, and you keep your money.

What it costs

What duct cleaning costs in Bristow.

The same price book as our air duct cleaning page, for a home up to 2,000 square feet on one system. We look first: the tech takes a cover off, puts a camera in and photographs what’s in your ducts, then shows you, so you see their current condition before you decide. No charge, including when yours are fine. Then you get the price in writing, then we clean.

  • Return Air Duct Cleaning$298
  • Whole Home Air Duct Cleaning$598, regularly $798
  • Whole Home Air Duct Cleaning with ActivePure Air Scrubber$1,798
  • Dryer Vent Cleaning, on its own$298
  • Dryer Vent Cleaning, added to a duct cleaning$199

A second system bills at 90 percent of the tier, because it’s isolated and cleaned on its own. The calculator on our air duct cleaning page does the arithmetic for a bigger house.

The dryer vent cleaning is the yearly one, and it’s in Comfort+ membership at $199 a year along with a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.

When it’s worth doing

When duct cleaning is worth it in Bristow.

A dog that sheds all year

Pet hair rides the return air into the ducts and wraps itself around the blower wheel. In a house that has had a dog or two since the 2000s, the return side is where it piles up, and the camera photos show how far it got.

The house is new to you, not new

A 2005 house has had twenty years of filter changes, some of them missed, and the system may have run while the drywall went up. Nobody has looked inside since.

The dryer takes two cycles

In a townhouse the vent usually runs a long way to the roof or the back wall. When clothes stop drying in one cycle, that line is the first thing to check, and it’s the one with a fire risk behind it.

What the county says about dryer vents.

Prince William County

Prince William County Fire and Rescue says to clean the lint out of the dryer vent pipe once a year, to check the venting behind the dryer for damage or restriction, and to have the dryer inspected if clothes take longer than normal to dry or come out hotter than usual. Source.

Choosing who cleans them

How to pick the best duct cleaning company in Bristow.

Questions to ask anybody who quotes you, us included.

  1. Do they price the attic system separately, and say so up front?

In a two-system house the attic air handler feeds the bedrooms through ducts of its own. A quote should name both systems and both prices, so you can do one now and one later if you like.

  2. Do they look before they quote?

Ask whether they’ll put a camera in and show you photos of what’s inside first. A price given at the door, sight unseen, is a price for the average house, not yours.

  3. Do they clean the returns, or only the supply vents?

The returns are the big grilles that pull air back to the system, and they’re the side that collects dust. A job that only counts supply registers leaves half the system alone.

  4. Is the price for the whole system, in writing?

Ask what it covers: every supply and return, the main trunk, the blower compartment. The $59 mailbox coupon covers getting somebody into the attic.

What our customers say.

★★★★★
Moises and SwiftPro were excellent. They cleaned my dryer duct and repaired an area that had become disconnected and was therefore posing a fire hazard. Moises was punctual, friendly, and even went the extra mile to help me briefly with another small household project.

Questions

Duct cleaning questions from Bristow.

Do you clean ducts in Victory Lakes townhouses?

Yes. Victory Lakes is a Bristow community on Sudley Manor Drive, and its 609 townhouses usually run one system each with short duct runs, so the visit is shorter than in a big single-family house. Adding the dryer vent cleaning to the same visit is $199, and in a row house that line usually has the longer trip out.

My Bristow house is from the 2000s. Does it need duct cleaning?

Not always. Plenty of twenty-year-old systems photograph clean when the filters went in on time, and then the advice is to skip it. Pets, a skipped filter season or a renovation leave marks you can see in the pictures, and those are the jobs worth paying for.

Do I need the HOA’s OK for duct cleaning?

No. Cleaning happens inside, and the outside looks the same when we leave. Victory Lakes’ Covenants Committee looks at changes to the exterior, which a duct cleaning never makes.

How much does air duct cleaning cost in Bristow?

$598 for Whole Home Air Duct Cleaning, regularly $798, on a home up to 2,000 square feet with one system, $298 for Return Air Duct Cleaning, and $1,798 with an ActivePure air scrubber installed. A dryer vent is $298 on its own or $199 added to a duct cleaning.

Is it worth it?

Sometimes, and the camera photos are how you find out. If the duct walls are furred over, cleaning takes that out of the loop your air runs through, and the before and after are obvious. If the metal is clean, it isn’t worth doing and we’ll say so. The EPA’s position is that routine cleaning hasn’t been shown to prevent health problems, so we don’t sell it that way.
