What’s different in Bristow

Bristow’s water is mostly Potomac, partly Lake Manassas, and moderately hard.

Prince William Water serves western Prince William, Bristow included, from its West system, and the water there is a blend. The utility’s 2025 water quality report puts the Potomac share, treated at Fairfax Water’s Corbalis plant, at more than nine million gallons a day, and the Lake Manassas share, treated by the City of Manassas, at nearly five. So roughly two glasses in three are Potomac water. The utility rates the West system moderately hard: 3.5 to 7.0 grains per gallon.

The rating is a range for a reason. Prince William Water tests the West system every quarter at the two places water enters it, and in 2025 one entry point ran 44 to 62 mg/L, about 2.6 to 3.6 grains per gallon, while the other ran 78 to 168, about 4.6 to 9.8. Navien asks for a yearly descale above 4 grains without a softener, and only the softer entry point stays under it. A test at your own tap settles it for your house; without one, plan on a descale every year for a tankless on utility water here, and a flush every year for a tank, however new the house.

Age is the other half. With the median Bristow owner home built in 2004 by the Census count, most original tanks have already been replaced, and the second-round tanks from around the mid 2010s are at the age where a yearly flush and an anode check do the most good. An original that has never been drained is different: its plastic drain valve may not seal again once it’s opened, so an old original is a conversation before it’s a flush.

A house on a private well has no utility report to go by. Prince William Water’s lab tests well water, hardness included, for people who aren’t its customers, and that number sets the schedule. Well water can carry grit a treatment plant would have taken out, and it ends up on the bottom of the tank.
