What’s different in Great Falls

Great Falls duct jobs come two and three systems to a house.

Size sets the job here. Fairfax County’s tax records put the middle Great Falls house at about 3,700 square feet above ground, and more than four in ten pass 4,000, all before the basement is counted. Whole Home Air Duct Cleaning is priced for one system up to 2,000 square feet, so most houses here are past it before anyone opens a register; the calculator on our air duct cleaning page works out a bigger one.

That square footage is usually split across two or three systems. In a two-story house, three in four here, the usual layout is a furnace or air handler in the basement for the lower floors and another in the attic for the bedrooms. More than eight in ten Great Falls houses have a finished recreation room in the basement on the county’s books, and a basement finished after the house was built often had its rooms tapped into the ducts upstairs rather than given a system of their own. The camera photos show us which trunk feeds which rooms.

Half the houses went up in the 1970s and 80s, and the duct runs in them are mostly the originals. About one in five has a remodel on the county’s record, most of them since 2000, and remodel dust travels wherever the system was pulling air while the work went on.

Each system is shut down and cleaned on its own, so each gets its own camera photos and its own line on the price. If the photos show one of them clean, you pay for the ones that aren’t. In a house this size that often means the basement system needs the work and the attic one, serving bedrooms that sit empty half the week, can wait a year.

What it costs

What duct cleaning costs in Great Falls.

The same price book as our air duct cleaning page, for a home up to 2,000 square feet on one system. We look first: the tech takes a cover off, puts a camera in and photographs what’s in your ducts, then shows you, so you see their current condition before you decide. No charge, including when yours are fine. Then you get the price in writing, then we clean.

  • Return Air Duct Cleaning$298
  • Whole Home Air Duct Cleaning$598, regularly $798
  • Whole Home Air Duct Cleaning with ActivePure Air Scrubber$1,798
  • Dryer Vent Cleaning, on its own$298
  • Dryer Vent Cleaning, added to a duct cleaning$199

A second system bills at 90 percent of the tier, because it’s isolated and cleaned on its own. The calculator on our air duct cleaning page does the arithmetic for a bigger house.

The dryer vent cleaning is the yearly one, and it’s in Comfort+ membership at $199 a year along with a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.

When it’s worth doing

When duct cleaning is worth it in Great Falls.

The basement was finished after the house

A lower level finished years later often borrows supply runs and a return from the system upstairs, and the drywall dust from that work went straight into it. If the basement rooms are the dusty ones, that’s where we look first.

You just bought the place

You don’t know whether the last owners had three cats or ever took a register cover off. Most new owners want it done once, early, so they know what they’re starting with.

You’re seeing it at the registers

Grey fuzz on the register face, or dust back on the furniture a day after you wiped it. That’s the one people usually call about.

The dryer vent, locally

What the county says about dryer vents.

Fairfax County

Fairfax County Fire and Rescue tells every household to clean the lint out of the dryer vent pipe once a year, sooner if clothes are taking longer to dry, and to have a gas dryer checked by a professional. Source.

Choosing who cleans them

How to pick the best duct cleaning company in Great Falls.

Questions to ask anybody who quotes you, us included.

  1. Will they photograph every system, or just the one by the stairs?

In a two or three system Great Falls house, the attic unit is the easy one to skip. Ask for camera photos of each system before any price, and a separate line for each on the quote.

  2. Do they look before they quote?

Ask whether they’ll put a camera in and show you photos of what’s inside first. A price given at the door, sight unseen, is a price for the average house, not yours.

  3. Do they clean the returns, or only the supply vents?

The returns are the big grilles that pull air back to the system, and they’re the side that collects dust. A job that only counts supply registers leaves half the system alone.

  4. Is the price for the whole system, in writing?

Ask what it covers: every supply and return, the main trunk, the blower compartment. The $59 mailbox coupon covers getting somebody into the attic.

Questions

Duct cleaning questions from Great Falls.

How do I know how many systems my Great Falls house has?

Count the outdoor units, then the thermostats. In most houses here it’s two or three of each. Tell us the number when you book, and where the indoor units sit, basement, attic or a closet, so the crew plans the day around all of them.

Our Great Falls house heats with oil. Does that change anything?

It can. About one in eighteen owner homes here burn heating oil, and an oil burner that misfires can puff soot through the ductwork. Black streaks around the registers are the sign. The camera photos show whether it reached the ducts, and the burner itself needs an oil heat company before any cleaning; we don’t work on oil burners.

Our Great Falls house still has its 1970s ductwork. Clean it or replace it?

Usually clean it. Sheet metal trunks from that era hold up for decades, and the photos tell us whether a joint has pulled apart or a seam has rusted through. Flexible duct added later in the attic is the part that sags and tears; a crushed or torn run is a repair, and you get its price before we touch it.

How much does air duct cleaning cost in Great Falls?

$598 for Whole Home Air Duct Cleaning, regularly $798, on a home up to 2,000 square feet with one system, $298 for Return Air Duct Cleaning, and $1,798 with an ActivePure air scrubber installed. A dryer vent is $298 on its own or $199 added to a duct cleaning.

Is it worth it?

Sometimes, and the camera photos are how you find out. If the duct walls are furred over, cleaning takes that out of the loop your air runs through, and the before and after are obvious. If the metal is clean, it isn’t worth doing and we’ll say so. The EPA’s position is that routine cleaning hasn’t been shown to prevent health problems, so we don’t sell it that way.
