A 1970s house is the typical one, with farmhouses older than the railroad up the road.
Across the Broad Run ZIP the Census puts the median owner home at 1979, and the 1970s alone built about a third of the homes there. It counts every one as a detached house, and almost every household owns.
The 1970s and 1980s houses are about half of the ZIP. A house from those years usually started out with copper supply lines, and by now its first heating system and its first few water heaters are long gone. Some plumbed in the 1980s got gray polybutylene supply pipe, worth a look under the sinks.
The farmhouses are much older. The Broad Run/Little Georgetown Rural Historic District, about 9,500 acres along the stream, went on the National Register in 2016, and its nomination notes that many of its old houses got plumbing and electricity long after they were built. About one Broad Run home in six dates from before 1960, and in a house like that the pipes take whatever route was open when they went in.
The heat is electric, propane or oil. About half the owners heat with electricity, close to three in ten with propane from a tank, and about one in seven with oil, twice the oil share in Marshall’s ZIP. Heat pumps and propane furnaces are ours to fix; oil burners aren’t.

Heating
With no homes on utility gas in the Census count, the no-heat calls we take here are heat pumps, electric furnaces and propane furnaces. A propane furnace that won’t light can be as plain as an empty tank, so check the gauge before you call. An oil burner is a job for an oil heat company; a heat pump or propane furnace to replace it, we’ll price.
Cooling
Since a heat pump cools in summer and heats in winter, the outdoor unit on a 1970s Broad Run house has logged far more hours than an air conditioner that rests from October to May. In a farmhouse that never had ductwork, a ductless mini-split cools a room at a time without opening the walls.
Plumbing
Here the water starts at a well and the drains end at a septic tank. Everything in between is ours: supply lines, fixtures, the water heater, the drains, and the sewer line out toward the tank. A well driller handles the well and its pump, and a septic company the tank and the field.

Your water
Fauquier County plans public water only for its eight service districts, and Broad Run isn’t one of them, so on the Fauquier side the water is your own well. Over in Prince William, none of the 178 houses with Broad Run mail on the County’s address list sits within 200 feet of a Prince William Water main. The one exception is the southern edge of the ZIP near Lee Highway, which runs up against FCWSA’s New Baltimore service district: if your water bill comes from FCWSA, that’s your system.
Your permit office
Fauquier side: the County’s Community Development office in Warrenton wants a trade permit for anything that burns fuel, propane included, and writes it at the counter the day you apply. Prince William side: the County requires one to replace a gas or propane furnace or a gas water heater, even with a matching model. On either side, an electric water heater swapped for the same size in the same spot needs no permit.

Your septic
Away from that New Baltimore edge there’s no public sewer, so the drains end in a septic tank and drainfield. The Fauquier County Health Department, a state office, permits wells and septic systems on the Fauquier side, and Prince William’s map of septic parcels lists 153 with the 20137 ZIP on its side. Fauquier’s rural land plan expects more septic trouble as systems in older subdivisions age, so a slow drain in a 1970s house is worth a camera look before anyone blames the tank.

Is my Broad Run house in Fauquier or Prince William County?
Most are in Fauquier. Counting the 2020 Census blocks, about one home in six in the Broad Run ZIP area sits across the line in Prince William County, east of Thoroughfare Gap, on roads like Thoroughfare, Gaines and Turner. Your tax bill settles it, and the answer decides which county issues your permit and which health office handles the well and septic. SwiftPro’s prices are the same on both sides.
Is a filter on a Broad Run well worth it?
A lot of Fauquier well owners think so. In Virginia Cooperative Extension’s Fauquier well clinics, 58 percent of the households tested had some treatment on their water, most often a sediment filter, and manganese and iron were among the most common problems found. Both settle in the bottom of a water heater, so on well water a yearly flush does real work. The Extension office’s test tells you what’s in yours.

What does an AC repair cost in Broad Run?
A run capacitor is $240 to $370, a refrigerant top-up $190 to $740, and a blocked condensate drain cleared $175 to $420, the same figures we charge across Northern Virginia. If your outdoor unit went in before 2010, ask whether it runs on R-22, which has become expensive to top up; that’s the point to compare the repair with a new heat pump.
