What’s in a Paeonian Springs house

A railroad resort from the 1890s, still on its own wells and septic tanks.

Paeonian Springs grew up around 1890 beside a spring whose water was bottled and shipped out by rail, with boarding houses for city families who came out to escape the summer heat. The age of the houses, the size of the lots and the well water decide most of what we find.

The old village is on the National Register: 35 properties on about 47 acres around Simpson Circle and the old railroad bed, mostly houses from about 1880 to 1910, often frame, with a central brick chimney and a stone foundation. A house that age has had its heat and plumbing redone in pieces, so original galvanized or cast iron can still be hiding behind a newer copper or plastic repair.

The lots are small. In the oldest section they run 0.18 to 0.25 acre, and more than thirty houses sit on less than 0.3 acre. A well and a drainfield both have to fit on that, which is why so many don’t meet today’s setbacks and why a failed septic system is so hard to replace here.

The water is acidic. Village wells have tested low in pH, and the study done for Loudoun Water says that water is corroding the copper pipes in homes and causing leaks. In an older Paeonian Springs house, pinholes in copper are the plumbing problem to watch for.

Heating

The Census sample for the 20129 ZIP is too small for reliable shares, and it found propane, electric and oil heat but no natural gas. We repair and replace heat pumps and propane furnaces. Oil burners aren’t ours, though getting a house off oil is, and since October 2025 Loudoun reviews plans for new gas work, propane tanks and outside lines included.

Cooling

The old village went up long before central air, so cooling here was added later: a heat pump with ductwork fitted where it would go, or a ductless mini-split where it won’t. On a lot this tight, finding a good spot for the outdoor unit is part of the job.

Plumbing

The well, its pump and the septic tank belong to those trades. Inside the house it’s ours: the copper the acidic water is eating, the water heater, the fixtures and the drain line out to the tank. Loudoun’s Health Department says a supply that quits can be the pump or the house plumbing, and we’ll tell you which.

Your water

Every house pumps from a private well. When the village applied to the County’s water and wastewater program, the median well was 37 years old and more than 30 were past 50, and the 2019 feasibility study found many too shallow or lacking a proper casing. On the County’s records, wells around the village run 63 to 1,000 feet deep, 338 on average.

Your permit office

Paeonian Springs has no town government, so Loudoun County’s Building and Development office issues the plumbing, gas and mechanical permits. Swapping a propane furnace or water heater takes a gas permit, though since October 2025 a replacement that keeps the same BTUs in the same spot needs no plans. Wells and septic systems answer to the Loudoun County Health Department instead, and even replacing the sewer line from the house to the tank takes one of its permits.

Your septic system, and what’s planned

There’s no sewer. The study found septic systems with a median age of 38 years, more than half with no known spare area for a new drainfield, and three that had already failed and become pump and haul tanks. The County and Loudoun Water are now designing one system with Waterford: a new water treatment plant, and village sewage piped along Clarkes Gap Road to Waterford’s plant. It is not yet approved for construction.

When will Paeonian Springs get public water and sewer?

Not soon, and not for certain. Loudoun County and Loudoun Water are designing one system for Paeonian Springs and Waterford: groundwater wells and a new treatment plant for the water, and the village’s sewage piped to Waterford’s plant, which has run since 1978. The County’s July 2026 schedule has design and permits running through 2028 and the Board of Supervisors taking up construction funding in 2029. Until a service area is approved and built, plan around your well and septic system.

Why does the copper in my Paeonian Springs house keep leaking?

Most likely the water. The 2019 study for Loudoun Water found village wells testing low in pH, and says that acidic water is corroding copper pipe in homes and causing leaks. Each pinhole can be cut out and repaired, but once they turn up in different rooms, it’s time to price a repipe in PEX, which acidic water doesn’t corrode. Have the well tested first so you know what the new pipe is up against.

A drain is backing up and the house is on septic. Who do I call?

If sewage is coming up in the house or onto the yard, Loudoun’s Health Department says to stop using water, call a licensed septic professional and report the failure to the Department. If it’s one sink or tub draining slowly, that’s a drain line and that’s us. SwiftPro clears it and, for $89 more, runs a camera toward the tank to show whether the blockage is in the pipe or past it. Replacing the line between the house and the tank takes a Health Department permit.

Do I need a permit to replace a propane water heater in Paeonian Springs?

Yes, a Loudoun County gas permit, the same as for natural gas, even when the new heater matches the old one. Since October 2025, a replacement that keeps the BTUs and the location needs no plans; going bigger or moving it does. Our water heater estimator builds the permit into every price.
