What’s different in Annandale

In Annandale the cooling coil lives downstairs, and its water has to go somewhere.

The typical owner home in Annandale dates from 1967, and in a rambler or split-level from those years the central air comes in two halves. The condenser sits on a pad in the yard. The cooling coil rides on top of the furnace on the lowest floor, pulling water out of the air on every humid day and sending it down a small drain line. A summer of that water through a line nobody cleared is how a basement carpet gets wet.

In Wakefield, which covers Canterbury Woods and the streets off Wakefield Chapel Road, about 95 homes in 100 are single-family, and Broyhill Crest, north of Little River Turnpike, is houses too. Sixty years grows real trees, and a condenser under them collects leaves around its base all winter and seeds and dust on its fins all spring. Those fins shed the heat carried out from inside, so the outdoor coil gets cleaned, and the tech tells you if a shrub has crowded it.

The other Annandale is the condo and garden apartment buildings around the business district, where Little River Turnpike crosses Columbia Pike, plus Woodburn, where about three homes in ten are in buildings like that. About a quarter of owners in the Annandale Census place and in Woodburn heat with electricity, usually a heat pump, so the outdoor unit due for its spring look worked straight through the winter. In an upstairs unit, the drain line may cross above a neighbor’s ceiling.

Ductless mini-splits are a bigger part of our Annandale work than anywhere else we work regularly. Plenty of 22003 houses cool two ways: central air on the original ducts, plus a wall head in a back addition or a finished lower level. The mini split gets its own tune-up at the same $69 a system, so the central air and the heads can go on one visit.

What it costs

What an AC tune-up costs in Annandale.

One price per system, $69, regularly $99. We go through it before a Northern Virginia July finds the weak part for you. Anything it turns up is priced in writing before any work, and if it can wait, we say so.

  • AC tune-up, one system$69, regularly $99
  • Furnace tune-up, one system$69, regularly $99
  • Heat pump, boiler or ductless mini split tune-up, one system$69, regularly $99
  • Comfort+ membership, a cooling maintenance visit every spring included$199 a year

A house with two systems books two tune-ups, one for each, and a heat pump or a ductless mini split is the same $69 a system. The heating side, a furnace or a boiler, gets its own tune-up in the fall at the same price.

With Comfort+ membership at $199 a year, the cooling maintenance visit comes every spring, along with a heating maintenance visit, a water heater flush with a sewer camera inspection and a dryer vent cleaning.

When to book it

When an AC tune-up is worth booking in Annandale.

A puddle by the furnace in July

With the heat off since spring, water by the furnace in summer is almost always the air conditioner’s: a drain line clogged with slime, or a condensate pump that quit, and the pan overflowed. Switch the cooling off and book it.

The house is older than its AC

Central air in an older house was usually added later, often with a return too small for it. Checking the filter and the airflow in spring is how you keep the coil from icing up in July.

Before the first hot week

A weak capacitor is a small fix on a mild day in April. Found by a July heat wave, it’s a house with no cooling.

How to pick the best AC tune-up company in Annandale.

Questions to ask anybody who books you, us included.

  1. Will they clear the drain line to where it empties?

In an Annandale basement that might be a floor drain a few feet away, or a pump that pushes the water across the room to a laundry tub. Ask whether the tech clears the whole run, not just the pan under the coil.

  2. What does the price cover, and is it per system?

Ask what gets cleaned and what gets checked, and whether a second system costs extra. A number with no list behind it is hard to hold anybody to.

  3. Do they write down what they found?

Ask for the findings in writing, with a price on anything that needs fixing and an honest word on what can wait. A tune-up you never see written down is one you take on faith.

  4. Do they find the leak before they sell refrigerant?

An air conditioner doesn’t use up refrigerant. Low means it’s leaking somewhere, and a company that tops it up every spring is selling you the same refrigerant twice.

Elvis Diaz from SwiftPro did a fantastic job of inspecting my HVAC system, he explained everything in a very professional way, for example, he recommended the right filter type to use. It is a job well done.

Questions

AC tune-up questions from Annandale.

When should I book an AC tune-up in Annandale?

April or early May, before the first hot week. For landlords, May 15 makes a good line: from then on Fairfax County keeps apartment building owners to 77 degrees or cooler indoors, and a rented condo may fall under other rules.

Several condensers sit on one pad outside my Annandale condo. Which one is mine?

Usually the one tagged with your unit number, and it’s usually yours to keep up, along with the air handler in your closet; the association documents settle it. Each system is its own tune-up at $69.

How much is an AC tune-up in Annandale?

$69 per system, regularly $99, the same for a central air conditioner, a heat pump or a ductless mini split. A house with two systems books two. If the tune-up turns up a repair, you get its price in writing before any work, and you decide.

How often should an AC get a tune-up?

Once a year, in the spring, before the first heat wave. The heating side gets its own visit in the fall. The filter needs attention more often, every one to three months, and it’s the cheapest thing on the list.

Book the AC before the first hot week.

Call, or book online and pick a window. Anything the tune-up turns up gets priced in writing before anybody touches it, and if it can wait, you’ll hear that too.
