What’s different in Burke

Hardly a Burke house was built without ducts, so ductless here means the rooms added later.

Only about 2 in 100 Burke owner-occupied homes were built before 1960, so a house with no ductwork at all is rare here. The typical one went up in 1979, with ducts to every room it had then. Where a mini split earns its place in Burke is the space added since: a sunroom off the back, a room over the garage, a basement finished later, a garage turned into an office. The duct layout was drawn before any of those rooms existed.

Inside Burke Centre, every ductless system needs the Conservancy’s approval before it goes up. Its Architectural Standards put the outdoor condenser on the rear wall of the house with its base no more than a foot off the ground, and the refrigerant lines in a PVC or aluminum cover colored to match the siding or trim, run along the corners and edges of the house. So we plan the head inside around where that rule puts the condenser outside.

A window unit isn’t the easy way out in Burke Centre either. The Conservancy considers a window or wall air conditioner only when the owner brings an independent certification of why the existing system can’t do the job, and then normally on the side or back of the house, coming out once it’s no longer needed. A mini split needs an application too, but not that certificate.

Burke Centre’s condo buildings, about 1 in 8 of its owner homes, add one more layer: walls are shared, and a cluster can carry supplemental standards of its own. Outside Burke Centre, where most owner homes are single-family and a little over half burn gas, the furnace keeps heating the house and the head looks after the one room it can’t reach.

When it’s the right call

When a ductless mini split makes sense in Burke.

A lower level finished years after the house went up often got one register tapped off the nearest trunk, or none. If it’s chilly all winter and stuffy all summer, it’s a room for its own head.

The top floor runs hot

    Ask whether it covers the line set run, the new circuit and putting the walls back, or only the equipment.

Usually. The condenser goes low on the rear wall, as the Conservancy requires, and the refrigerant lines climb the back of the house in their cover to a head up top, or run through a closet or wall to reach a front room. A longer run moves you toward the top of the range.
