What’s different in Burke

Most of Burke’s gas furnaces sit outside Burke Centre. Inside it, the vent answers to the Conservancy.

Burke splits its heat almost down the middle. Just under half of its roughly 17,000 owner-occupied homes burn gas, supplied by Washington Gas, and nearly all the rest run on electricity. The gas houses gather in the older Burke Census place around Lake Braddock, where a little over half the owners heat with gas and the typical house went up in 1979. Inside Burke Centre it’s under 3 in 10, about 1,300 homes, since heat pumps lead there.

A house from 1979 has outlived at least one furnace, and the furnace and the air conditioner seldom wear out on the same schedule. If the outdoor unit is under ten or so years old and still cools the house, there’s no reason to throw it in with the furnace. What ties the two together is the coil sitting on top of the furnace: the new cabinet has to line up with it, and the new blower gets set for the tonnage of the air conditioner you’re keeping. We read the labels on the outdoor unit and the coil before we write the price.

Inside Burke Centre the swap has an outdoor half. A high-efficiency furnace exhausts through a side or back wall in plastic pipe, and the Conservancy’s Architectural Standards want an approved application for every new gas appliance vent, kept out of view from the street. A vent replaced in the same spot with one of the same size, color and design needs none. If the furnace quits in January and the new vent can’t match the old, an Emergency Permit from the Executive Director, applied for before the work, lets it go ahead, with the full application due within thirty calendar days.

Fairfax County Fire and Rescue names a faulty gas furnace as a carbon monoxide source and asks for a CO alarm on every floor, so install day is a good day to test yours, starting with the floor the furnace is on. The few Burke homes on propane, under 1 in 100, get the same furnace job with a propane conversion kit.
