What’s different in Gainesville

One Gainesville home in six heats with a heat pump, and plenty of gas houses hide one upstairs.

By the Census Bureau’s count, 1,864 of the 10,869 owner homes in the 20155 ZIP heat with electricity, about one in six, and inside the part the Census calls Gainesville the share comes out the same. In a house built since 2000, electric heat nearly always means a heat pump outside and an air handler with backup strips inside. Next door in the Town of Haymarket, where the typical owner home dates from 1995, the share is more than a third.

That one in six undercounts the heat pumps. The Census records a single heating fuel per house, the one used most, so a two-story gas house with a heat pump serving the bedrooms counts as gas. Builders in the 2000s often set houses up that way: a gas furnace for the main floor and basement, and a heat pump with its air handler in the attic for the floor above. Two thermostats and two outdoor units? Read the label on each unit before assuming both systems burn gas.

Prince William County keeps the like-for-like swap out of its permit office: a heat pump replaced by the same type of unit in the same location is on its no-permit list. That list is written for houses, though. The county treats condominium buildings as commercial projects, so in Heritage Hunt’s condominiums, with buildings on Chelmsford Drive and on Heritage Hunt Drive, the residential exemption doesn’t reach, and the condominium association usually has its own say about equipment on the building.

For the gas houses, about eight in ten, a heat pump comes up when the air conditioner fails. In a 2000s house that outdoor unit often holds R-22, and the replacement on the same pad can be a heat pump that heats on mild days and leaves the cold nights to the gas furnace. An air conditioner and a heat pump aren’t the same type of unit, so check how the county sees that swap before counting on the no-permit line.

By the numbers

Gainesville houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise. A heat pump counts as electric heat.

Gainesville

  • Built since 2000about 8 in 10 Census
  • Most homes aresingle-family houses, about 6 in 10 Census
  • Heated withgas, about 8 in 10 Census

  • Most houses here burn gas, so a heat pump usually means dual fuel: it replaces the air conditioner and the furnace stays as backup.
  • In a townhouse the outdoor unit sits on a small pad out back, the indoor half in a closet or attic.
What it costs

The same price book as our heating page and the HVAC estimator, for a heat pump and air handler, 2 to 5 ton.

  • A heat pump system, outdoor unit and air handler, installed$8,499 to $21,650
  • A gas furnace and air conditioner together, installed$8,898 to $23,000
  • Diagnostic visit, when a repair may do$99

Might it be a repair? The diagnostic visit is $99, and the tech prices the repair and the replacement side by side. Financing is available, subject to approval.

With Comfort+ membership at $199 a year, the diagnostic visit is included, and half of each repair bill is banked toward replacing that system, up to $1,500.

When it’s time

When a heat pump in Gainesville is worth replacing.

Two thermostats, and the upstairs one has an Em Heat setting

That setting means the bedroom system is a heat pump, even when the furnace downstairs burns gas. In a 2000s Gainesville house it’s likely the builder’s original, past twenty years of heating every winter and cooling every summer. Once it starts needing repairs, have the replacement priced beside the next one.

The AC quit, and you heat with gas

A heat pump can go where the air conditioner sat, heat on mild days and leave the cold nights to the furnace. That’s dual fuel.

It’s the one the builder put in

A heat pump from a 2000s house that’s still original has run every summer and winter since. Once repairs start, price the replacement before the next one.

Choosing who installs it

How to pick the best heat pump installer in Gainesville.

Questions to ask anybody who quotes you, us included.

  1. Did they confirm which of your systems is the heat pump?

In a two-system Gainesville house, the quote should name the unit it replaces by its label, not by which floor it serves. From the yard, a heat pump and an air conditioner look almost the same.

  2. Did they size it, or copy the old label?

Copying the old nameplate repeats whatever guess was made when the house was built. The wrong size runs worse in both seasons.

  3. Is the air handler in the price?

A heat pump system is the outdoor unit plus the air handler inside. Ask whether the quote covers both, matched, in writing.

  4. Who sets up the backup heat?

Set wrong, the electric strips run on mild days. Ask who programs the thermostat and at what outdoor temperature the strips may come on.

Questions

Heat pump replacement questions from Gainesville.

Does a heat pump in a Heritage Hunt condominium need a county permit?

Prince William County’s no-permit line for a like-for-like heat pump applies to residential projects, and the county counts condominium buildings as commercial. So start with the condominium association, and expect the county’s commercial rules rather than the house rules.

How much does heat pump replacement cost in Gainesville?

$8,499 to $21,650 installed for a heat pump system, the outdoor unit and the air handler, 2 to 5 ton. A small single-stage system lands near the bottom, a big variable-speed one near the top. The HVAC estimator narrows it to your house.

Should I get a heat pump, or a furnace and air conditioner?

A heat pump system runs $8,499 to $21,650 installed; a gas furnace and air conditioner together, $8,898 to $23,000. No gas line usually means a heat pump. With gas, you can keep the furnace and add one; our heat pump vs gas furnace guide runs the numbers.
