What’s different in Hamilton

Hamilton heats through a longer winter than Dulles, on propane and heat pumps.

Hamilton’s winter is longer and colder than eastern Loudoun’s. The Purcellville co-op station, 2.6 miles west-northwest of town, averages 4,942 heating degree days annually in NOAA’s latest thirty-year normals, about 7 percent more than Dulles Airport. January nights there average 24.5 degrees, roughly five nights each winter drop to 10 or colder, and on January 23, 2025, a weather station in Hamilton reported 5 below zero, a reading the Weather Service calls unofficial.

Natural gas heats 22 of the 1,298 owner homes in 20158; propane heats 373. So a Hamilton furnace that burns gas is nearly always burning propane, trucked in to a tank outside. Most furnaces are built for natural gas at the factory, and on a propane house the installer has to swap in the propane parts. Years later, nobody can tell you for sure that happened, but the tune-up can: a pressure reading at the valve and a look at the flame. A flame that burns lazy and yellow, or lifts off the burner, is better found in October than in January.

Electricity heats 665 owner homes here, mostly through heat pumps backed by electric heat strips in the air handler; some pair the heat pump with a propane furnace instead. That backup earns its keep in a week like the end of January 2026, when the Purcellville station’s high stayed at or below freezing nine days running, topping out between 16 and 27 degrees. The fall visit runs the heat pump in heating mode, checks the defrost, and brings the backup on from the thermostat to watch it carry the load. Tuning up a heat pump costs the same $69 a system.

Hamilton’s snow record matters too. The Weather Service’s summary of the December 2009 storm lists 18 inches at Hamilton, and in February 2010 the Purcellville station logged 34 inches of new snow, heavy enough to knock out power across Loudoun County. Without power a propane furnace sits dark, and a high-efficiency one also shuts itself off when snow buries the plastic pipes it breathes through. Know which wall they come out of and keep them dug out; the tune-up makes sure that shutoff still works.

By the numbers

Hamilton houses, by the numbers

  • A few homes here still burn heating oil. We don’t work on oil burners; a switch to a heat pump or a propane furnace is ours to price.
  • Some homes here run on propane, and a propane furnace gets the same tune-up.
What it costs

What a furnace tune-up costs in Hamilton.

$69 for one furnace, regularly $99, anywhere we work. The tech checks the gas pressure, the temperature rise, the safeties and the sequence of operation, which is the order the furnace lights, heats and shuts down in. A repair it turns up gets a written price first, and you decide.

  • Furnace tune-up, one system$69
  • Furnace tune-up, regularly$99
  • Heat pump, boiler or ductless mini split tune-up, one system$69
  • Comfort+ membership, a heating maintenance visit every fall included$199 a year

It’s priced per system, so a house with a second furnace for the upstairs is two tune-ups. A heat pump, a boiler or a ductless mini split is the same $69 a system.

With Comfort+ membership, $199 a year or $20 a month covers four visits every year: a heating maintenance visit in the fall, a cooling maintenance visit in the spring, a dryer vent cleaning, and a water heater flush with a sewer camera inspection. We book each one when it’s due.

When it’s worth doing

When a furnace tune-up earns its keep in Hamilton.

The thermostat is stuck on emergency heat

On a heat pump that setting shuts the outdoor unit off and heats the house on backup alone. It’s meant for a heat pump that has failed, not for a cold week. If it’s been left on, or the house won’t stay warm without it, book the tune-up.

You heat with propane

Propane runs at a different gas pressure than natural gas, so the tune-up checks yours against propane’s numbers.

It’s still the builder’s furnace

A furnace that went in with the house is close to 20 years old on a lot of these streets. That’s the age when inducer motors and control boards start to go, and a yearly look finds the tired ones before a cold night does.

Choosing who tunes it up

How to pick who tunes up your furnace in Hamilton.

Questions to ask anybody who quotes you, us included.

  1. How much of their week is propane?

Propane’s pressures and burner parts differ from natural gas. Ask the tech what the reading should be on a propane furnace and what yours measured; someone who works on propane every week answers without looking it up.

  2. Do they say what the tune-up checks?

Ask before anyone comes out. Gas pressure and temperature rise are readings on a meter, so a real tune-up has numbers in it, not just a look at the filter.

  3. Will they tell you what can wait?

Some tune-ups end in a list. Ask which items are failing now, which can wait a season, and what each one costs, before you agree to any of it.

Questions

Furnace tune-up questions from Hamilton.

Is October soon enough for a Hamilton furnace tune-up?

Early October works; September is better. October already averages about 316 heating degree days at the Purcellville station, and the median first freeze there is October 25. A repair found in November gets done in the cold.

How much is a furnace tune-up in Hamilton?

$69 for one furnace, regularly $99, and the same for a heat pump, a boiler or a ductless mini split. If it turns up a repair, you get the price in writing before any work, and you decide.

Is this the Heating Check or the Clean Heat?

No. The furnace tune-up is its own visit at $69. The Heating Check and the Clean Heat deep clean, the one that takes the blower wheel out and cleans it, are separate offers with their own terms on our Clean Heat page.
