What’s different in Rectortown

Ducts arrived late in Rectortown, and in some houses they never did.

A village laid out in 1772 wasn’t planned around ductwork. Among the 54 properties in the state’s survey of Rectortown, the likeliest to have been built with ducts are the newest few: a stuccoed concrete block house from about 1950, block ranches from about 1958 and 1965, a brick Colonial from about 1988 and a frame house from about 2000. In those, the runs are usually original, and the camera tends to find whatever decades of filters let past.

The older houses got their systems later, and the ducts went where the house let them: a trunk along the cellar ceiling, branches cut up through century-old floors, sometimes a second system in the attic. Other houses never got ducts and heat and cool room by room with ductless heads, which have nothing for a duct brush to do. If there are no grilles in your floors or walls, this isn’t the service you need.

Where there are ducts, they get used. The Warrenton 3 SE weather station’s 1991 to 2020 normals come to about 4,685 heating degree days a year against about 1,018 cooling degree days, so heating outweighs cooling more than four to one. Close to two thirds of owner homes in ZIP 20115 heat with electricity, usually a heat pump out here, and its blower runs long, steady cycles all winter, pulling room dust toward the returns.

The register describes the village as surrounded by open farmland, and the old station building by the tracks spent decades as part of a farm center selling implements. Field dust finds the return grilles, and where ducts run under the floor, a field mouse hunting for a warm winter can find a way in too. The camera shows whether something is living in a run before anybody quotes a price. Adding the dryer vent cleaning to the same visit makes it $199.

Rectortown

Rectortown’s own ZIP, 20140, is post office boxes only, so the Census Bureau maps no area for it. These are ZIP 20115 as a whole, the Marshall ZIP area that holds nearly nine in ten of the Rectortown Census place’s homes, Marshall included.

What it costs

What duct cleaning costs in Rectortown.

The same price book as our air duct cleaning page, for a home up to 2,000 square feet on one system. We look first: the tech takes a cover off, puts a camera in and photographs what’s in your ducts, then shows you, so you see their current condition before you decide. No charge, including when yours are fine. Then you get the price in writing, then we clean.

  • Return Air Duct Cleaning$298
  • Whole Home Air Duct Cleaning$598, regularly $798
  • Whole Home Air Duct Cleaning with ActivePure Air Scrubber$1,798
  • Dryer Vent Cleaning, on its own$298
  • Dryer Vent Cleaning, added to a duct cleaning$199

A second system bills at 90 percent of the tier, because it’s isolated and cleaned on its own. The calculator on our air duct cleaning page does the arithmetic for a bigger house.

The dryer vent cleaning is the yearly one, and it’s in Comfort+ membership at $199 a year along with a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.

When it’s worth doing

When duct cleaning is worth it in Rectortown.

Scratching under the floor in November

Sounds from a floor register as the weather turns cold usually mean something has moved into a duct run. The camera shows where, the cleaning takes the nest out, and the gap it used gets closed next.

Nobody remembers the last time

Which is most houses. Nobody opens a duct, so it never comes up until somebody looks.

You just bought the place

You don’t know whether the last owners had three cats or ever took a register cover off. Most new owners want it done once, early, so they know what they’re starting with.

Choosing who cleans them

How to pick the best duct cleaning company in Rectortown.

Questions to ask anybody who quotes you, us included.

  1. Will they clean returns built into an old floor?

In a house that got its ducts long after it was built, a return can be nothing more than a joist bay closed off with sheet metal. Ask whether those panned returns get cleaned too, not only the round runs.

  2. Do they look before they quote?

Ask whether they’ll put a camera in and show you photos of what’s inside first. A price given at the door, sight unseen, is a price for the average house, not yours.

  3. Do they clean the returns, or only the supply vents?

The returns are the big grilles that pull air back to the system, and they’re the side that collects dust. A job that only counts supply registers leaves half the system alone.

  4. Is the price for the whole system, in writing?

Ask what it covers: every supply and return, the main trunk, the blower compartment. The $59 mailbox coupon covers getting somebody into the attic.

Questions

Duct cleaning questions from Rectortown.

There’s a heat pump upstairs and a propane furnace in the cellar. One cleaning or two?

Two. Each system has its own blower and its own ductwork, so each gets photographed and cleaned on its own, and the price for the second one is in the cost section.

We just finished renovating an old Rectortown house. Is now the time?

Yes, once the work is done. Sanding plaster, opening walls and cutting new chases put fine dust into any return that was running, and in a stone or log house that can include old mortar. Put in a new filter, run the system a few days, then book.

How much does air duct cleaning cost in Rectortown?

$598 for Whole Home Air Duct Cleaning, regularly $798, on a home up to 2,000 square feet with one system, $298 for Return Air Duct Cleaning, and $1,798 with an ActivePure air scrubber installed. A dryer vent is $298 on its own or $199 added to a duct cleaning.

Is it worth it?

Sometimes, and the camera photos are how you find out. If the duct walls are furred over, cleaning takes that out of the loop your air runs through, and the before and after are obvious. If the metal is clean, it isn’t worth doing and we’ll say so. The EPA’s position is that routine cleaning hasn’t been shown to prevent health problems, so we don’t sell it that way.
