Quantico mini splits fit 1930s plaster and apartments where ducts can’t go
Houses from before 1940 make up about a quarter of the Town’s stock, and in them central air came decades after the plaster. County address records date at least nine of the 13 homes on 5th Avenue to before 1940, and two on 3rd Avenue to 1918. Running new ducts to a bedroom means opening ceilings that old. A wall head in that room, with a small outdoor unit, leaves the plaster and the existing system alone.
More than half the Town’s 370 homes are in duplexes and small apartment buildings, and 260 of the 310 occupied homes are rented, so the person approving a mini split is usually the owner. For an owner, one head in a unit that runs too hot or too cold, while the rest is fine, can be a smaller job than redoing the whole system. A renter can show the owner the room, the wall and the spot outside.
In the Town of Quantico, the county’s Building Development Division issues the building and trade permits, and the Town handles its own zoning approvals. So settle the outdoor unit’s spot first, with whoever owns the building, and ask who files before anything is ordered. The Census survey counts about 120 occupied homes in the Town on electric heat, and a mini split is a heat pump in a room-sized package.
The air station’s January average low is 28 and its July average high is 88, with roughly 30 afternoons a year at 90 or more. A head in the one problem room can be set apart from the rest of the house all year. After the 66 mph derecho gust in June 2012 and a tree down on Fuller Road in August 2021, keep the outdoor unit clear of overhanging limbs.

Did they check the rest of the house first?
If the room’s trouble is a closed damper or a crushed duct, a mini split is an expensive fix for a cheap problem. Ask what they checked first.
Is the whole job in the price?
Ask whether it covers the line set run, the new circuit and putting the walls back, or only the equipment.

No. Liberty Military Housing owns, manages and maintains the family housing aboard the base, so changes to heating and cooling go through Liberty or the base Family Housing Office.
