22015 holds two Census places, Burke Centre and Burke, and the line between them is mostly a line between heat pumps and gas.

Burke Centre is the planned community the Burke Centre Conservancy has looked after since 1976: 5,862 homes across five neighborhoods, the Commons, the Landings, the Oaks, the Ponds and the Woods. About half its homes are townhouses, about 6 in 10 went up between 1980 and 1999, and about 7 in 10 heat with electricity. In practice that usually means a heat pump outside and an air handler in a closet or utility room.

The rest of Burke, Lake Braddock included, is older and more single-family: about 6 in 10 homes built before 1980, and about 6 in 10 heated with gas. That’s a furnace in the basement, a separate air conditioner out back, and a water heater that often shares the furnace’s flue.

The age gap reaches the pipes too. The pre-1980 houses mostly drain through cast iron, and much of Burke Centre was plumbed in the years grey polybutylene supply pipe went into houses, about 1978 to 1995.

Burke drinks Fairfax Water, which supplies 97 percent of Fairfax County residents. Its 2025 lab figures ran from 3.0 to 10.8 grains per gallon depending on the plant and the month: moderately hard to hard, and hardest late in the year.

Your permit office

Fairfax County, for all of Burke. A gas furnace or gas water heater needs a permit even like for like, plus a chimney vent certification. Inside Burke Centre the Conservancy has its own say outdoors: a like unit in the same spot needs no application, but a moved unit, an added one or a ductless system does.

Your sewer line

Fairfax County puts the whole lateral on the homeowner, from the house to the county main, including the stretch under the street. Under a state-maintained road, a replacement also needs a VDOT permit, and the Conservancy publishes which Burke Centre streets VDOT maintains.

Is Burke Centre all heat pumps?

Mostly, not entirely. About 7 in 10 owner-occupied homes in the Burke Centre Census place heat with electricity, usually a heat pump, against about 4 in 10 in the rest of Burke, where gas furnaces lead. SwiftPro works on both, and on a heat pump the outdoor unit is your air conditioner as well.

Does the Burke Centre Conservancy have to approve a new heat pump?

Not for a like unit in the same location; the Conservancy’s Architectural Standards say no application is needed. Adding a unit, moving one or installing a ductless system needs an approved application, and outdoor units belong in the rear yard unless the original sat in a side yard.

Who owns the sewer pipe under my street in Burke?

The homeowner. Fairfax County Code makes the whole lateral yours, from the house to the county main, street included. Replacing it takes a county plumbing permit, and a VDOT permit too if the street is state-maintained, so SwiftPro runs a camera through it before anyone talks about a trench.

Is the water hard in Burke?

Moderately hard to hard. Burke is on Fairfax Water, whose 2025 figures ran from 3.0 to 10.8 grains per gallon, and it reads harder in fall than in spring. That leaves scale in a tank or a tankless heater over the years, which is what a yearly flush or descale is for.

Do I need a permit to replace a water heater in Burke?

For gas, yes, even like for like: Fairfax County issues it, with a chimney vent certification. Virginia’s code exempts an electric tank swapped in place, but Fairfax County’s own permit list still names water heater replacement, so we pull the permit and it’s in the price. In a Burke Centre home heated with electricity, the water heater is usually electric too.
