What’s different in Arlington

Arlington dryer vents leave from basements, or through the building.

In Arlington’s older neighborhoods the laundry is usually in the basement. Westover’s 1940s houses and Glebewood Village’s 1937 and 1938 rowhouses were each built over one, and the median owner-occupied home in the county went up in 1960. From a basement the dryer vent line is usually short: up along the joists to the top of the foundation and out through the wall, with the hood close to the ground.

That low hood is the usual trouble in a house like that. Leaves, mulch, a window well, a shrub that grew in front of it, or snow drifted against the flap, and the dryer pushes against it with every load. A dryer vent cleaning covers the line end to end and clears the hood, and if the flap is stuck or crushed you get the price of a new one before anyone touches it.

More than half of Arlington’s homes are in buildings of ten units or more, and there the dryer vent line can run inside the walls to a shared shaft or the roof. Whether that’s yours or the association’s is in your condo documents. If the line is yours, we clean it from the back of the dryer to wherever it leaves the building.

The County’s own energy pages make a point worth knowing: a heat pump dryer recycles its warm air inside the machine, so it needs no dryer vent at all. If you’ve switched to one, you don’t need us for this. A standard gas or electric dryer still needs its dryer vent cleaning.

What it costs

What dryer vent cleaning costs in Arlington.

The same prices as everywhere we work: $298 for dryer vent cleaning on its own, $199 when it’s added to an air duct cleaning, and included every year with Comfort+ membership at $199 a year.

  • Dryer vent cleaning, on its own$298
  • Dryer vent cleaning, added to an air duct cleaning$199
  • Comfort+ membership, dryer vent cleaning every year included$199 a year

The price covers the whole dryer vent line, from the back of the dryer to the hood outside, with camera photos of what we find, a dated invoice, and before and after photos of your line when we can get a clear shot. Anything past the cleaning, like a new hose or a guard on the hood, you get the price first.

With Comfort+ membership, $199 a year covers the dryer vent cleaning every year, plus a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit, and we tell you when each one is due.

When it’s due

When a dryer vent needs cleaning in Arlington.

The hood outside sits at ground level

A basement dryer vent usually exits low on the foundation, where leaves, mulch and snow pile against the flap. If the flap barely opens while the dryer runs, clear around it, then book the dryer vent cleaning for the line behind it.

It’s a condo

In a lot of condo buildings the dryer vent runs through the walls and belongs to the association. Check your documents first; if it’s yours to keep up, we clean it end to end.

The hose behind the dryer is old

Older houses often still have a foil or plastic accordion hose behind the dryer. It crushes, it sags where lint collects, and fire departments tell people to use metal instead.

Choosing who cleans it

How to pick a dryer vent cleaning company in Arlington.

Questions to ask anybody who quotes you, us included.

  1. Will they clean the hood at the foundation too?

With a basement laundry the hood is often half hidden in a flower bed. A dryer vent cleaning that stops at the inside wall leaves the clog that’s easiest to see.

  2. Do they clean the whole line, end to end?

Brushing the first few feet from the laundry room isn’t a dryer vent cleaning. Ask whether they clean from the back of the dryer to the hood outside, and how they get the lint out of the house instead of pushing it further down.

  3. Do they show you what’s inside the line?

Camera photos of the inside of your dryer vent line are how you know it needed cleaning, and before and after photos are how you know the job was done. Ask to see them, and for a dated invoice if your HOA wants proof.

Questions

Dryer vent cleaning questions from Arlington.

Does a heat pump dryer need dryer vent cleaning?

No. A heat pump dryer keeps its warm air inside the machine, which is why Arlington County’s energy pages note it needs no dryer vent. Keep its lint filter and condenser clean the way the manual says. A regular dryer, gas or electric, still needs its line cleaned once a year.

My Arlington rental has a stacked washer and dryer in a closet. Can you clean that?

Yes. A stacked unit in a hall closet usually sends its dryer vent through a wall or across a ceiling to the nearest outside wall, or into a shared shaft, and the shaft is the building’s question. We do more work through landlords and property managers in Arlington than in almost any other town, so condo buildings, tenant scheduling and access rules are routine for us there.

How much does dryer vent cleaning cost in Arlington?

$298 booked on its own, $199 added to an air duct cleaning, and included every year with Comfort+ membership at $199 a year.
