What’s different in Burke

In Burke Centre the air conditioner is usually a heat pump, and that changes the repair.

Burke splits at the Burke Centre line. Inside it, about 7 in 10 owner-occupied homes heat with electricity, and in a Burke Centre townhouse that typically means a heat pump: a single condenser out back that cools all summer and runs in reverse to heat all winter, wired to an air handler in a closet or utility room. Outside it, in the older part of Burke that takes in Lake Braddock, about 6 in 10 homes heat with gas, so what sits out back is a plain air conditioner paired with a furnace in the basement.

So the first thing we sort out on a Burke cooling call is which of the two you have. We fix it once, and look at the reversing valve and defrost board while we’re out there.

Can I add a ductless unit to a Burke Centre townhouse?

Yes, once the Conservancy approves it. Its standards want the outdoor condenser mounted on the back wall of the house, its base no more than a foot off the ground, and the refrigerant lines in a PVC or aluminum cover the color of your siding or trim. Since that’s a new install and not a repair, the price comes after we’ve seen the wall it will hang on.
