What’s different in Vienna

A 1955 Vienna house and a 2015 one are different duct jobs.

Inside the town line about two in ten homes went up before 1960, and many of those got central air years after they were built. So a 1950s Vienna system is often two generations of ductwork joined together: the original runs and floor returns from the furnace, and newer duct pushed through the attic for the air conditioning. The old floor returns are where the dust settles first, and they’re where we start.

Basements are the other Vienna story. If yours was finished recently, and inside the town a basement renovation goes through the Town’s own review on top of the Fairfax County permit, the system was probably running while the drywall was sanded. That dust goes straight into the returns, and it shows up clearly in the camera photos.

About a quarter of the town’s homes went up after 2000. Those run flexible duct off sheet-metal trunks, often on two systems, with the upstairs air handler in the attic. That attic unit is the one whose filter gets forgotten, and its returns show it.

On the county side, Wolf Trap is nearly all single-family houses, mostly from the 1970s and 80s. In a Wolf Trap house from the late 1980s the hallway return tells the story: it pulls from the whole floor, so its grille and the first few feet behind it are where the camera finds the most.

  3. Do they clean the returns, or only the supply vents?

    The returns are the big grilles that pull air back to the system, and they’re the side that collects dust. A job that only counts supply registers leaves half the system alone.

  4. Is the price for the whole system, in writing?
