Nokesville spreads out a long way from Aden Road, and the age of your house and where its water comes from decide most of what we find.
The village around Aden Road and Fitzwater Drive is the old part. The Census area that covers it puts the median owner home at 1970, and close to four in ten went up before 1960. A house that old has usually had its plumbing and heat updated a piece at a time, so it’s normal to find two or three eras of pipe in one basement.
The rest of 20181 is younger and bigger. Across the whole ZIP the median owner home dates to 1989, almost every home is a single-family house, and about a quarter of them went up between 2000 and 2009. Nearly all of them pump their own water from a private well.
The heat is mostly electric. In the village about seven in ten owner homes heat with electricity, usually through a heat pump, and about two in ten burn propane from a tank in the yard. Natural gas is rare, about six homes in a hundred, and a few houses still burn oil.

Heating

Prince William Water’s own system map shows no water main in the village, and on the County’s address list fewer than one in ten 20181 houses sit within 200 feet of one of its lines. Nearly everyone else pumps from a private well. The utility’s figure below fits only the streets on its mains, Ashley Ridge among them.

Your permit office
Nokesville is unincorporated, so Prince William County issues every permit. A gas or oil furnace or water heater, propane included, takes one each time, even like for like. An electric water heater, heat pump or air conditioner swapped for the same kind in the same spot doesn’t.

Your septic, or the village sewer
Most houses here drain to a septic tank, and County Code 23-48 wants it pumped at least once every five years; the Prince William Health District keeps septic and well records by address. The middle of the village is on Prince William Water’s low-pressure sewer instead, with a grinder pump at each house pushing waste out to the main.

Is Nokesville on public water?
Mostly not. Prince William Water’s map shows no main inside the village, and Ashley Ridge at the north edge is one of the few Nokesville neighborhoods on its lines. Outside those few streets it’s almost always a private well, which is normal in rural Prince William: the County’s Sustainability Commission counts roughly 16,000 of them.
My village house gets a sewer bill but no water bill. Why?
Because the middle of the village has public sewer but not public water. It’s on Prince William Water’s low-pressure sewer, most of it laid in the early 2000s, and each house on it has a grinder pump in the yard. The drinking water still comes from your well, and the utility’s map shows meters on many of those well lines, which is how a sewer-only bill gets measured.
How hard is the water in Nokesville?
That depends on your well. A USGS study of Prince William wells found everything from soft to very hard water, and Virginia Tech’s county well clinics found hard water in about one sample in five. Prince William Water’s lab tests private wells for hardness, and that reading is what SwiftPro sets a water heater flush schedule by.
